  • Assure that MRIO’s obligations to manage, operate, and maintain each asset, as stated in the Property Management Agreement, MRIO/Asset Manager/Owner – Standard Operating Procedures, Accounting Procedures, best practices, etc., are carried out with excellence in the daily execution of your duties.

REQUIREMENTS, EDUCATION, AND EXPERIENCE
  • A valid driver’s license is required
  • A bachelor’s degree in Business Administration, Real Estate, Finance, or a related field is preferred
  • Real Estate Sales License as required by the State of Texas - preferred
  • Average of 5 years’ experience in Property Management (Office) is preferred
  • Average of 3 years’ experience in current position
  • Continuing education will be required

  • Assist with the supervision of the property team to include the administrative, engineering, housekeeping, security, and others under the supervision of the property manager
  • Attend construction meetings with the property manager and be able to assist as required
  • Coordinate team activities and work with individuals to assure that expectations are met
  • Provide additional training as needed
  • Receive, code, acquire appropriate approvals, allocate (if required) invoices and distribute to accounting for payment in a timely manner
  • Return all phone calls and emails in a timely and professional manner
  • Collect all rents in a timely manner and use applicable collection efforts
  • Prepare timely monthly management reports, to include but not necessarily limited to, the vacancy report, new tenant prospect and activity report, budget variance report, income and expense report with variances noted, and quarterly bankruptcy and litigation reports as outlined by property manager
  • Physically and visually inspect the buildings on an ongoing basis to determine the efficiency and effectiveness of building personnel.
  • Meet with tenants as frequently as possible to obtain their comments and recommendations to ensure that operations and quality standards are maintained
  • Solicit bids from vendors, prepare bid comparison, make recommendation to property manager and award contracts using the Moody Rambin standard contract after securing appropriate approvals; maintain a working knowledge of all vendor contracts and ensure compliance with same
  • Obtain approval from Supervisor for all ongoing management agreements, service contracts, etc., for the building as necessary
  • Have a working knowledge of lease agreements and administration of documents
  • Assist with preparation of all annual and long-range budgets including necessary capital expenditures for the property
  • All emergencies, major problems or issues of major consequence affecting the investment must be reported to Supervisor as soon as possible
  • Perform various other essential management functions as requested by the Supervisor
