Essential Duties

  • Assists in maintaining market rent rates, property management fees, and other relevant data to ensure competitiveness and profitability.
  • Respond promptly to inquiries from prospective and current tenants via phone, email, or other channels.
  • Facilitate the intake and processing of lease applications.
  • Conduct prospective tenant showings
  • Conduct move-in orientations and provide keys, garage openers, checklists, etc.,
  • Compose and manage new leases, ensuring compliance with regulations and company policies.
  • Review current tenant status, including inspections, payment history, and other factors, to determine lease renewal eligibility.
  • Manage tenant retention strategies and resolve disputes as they arise.
  • Conduct move-out inspections.
  • Coordinate make-ready activities, schedule maintenance and vendors, and inspect completed work before finalizing payments.
  • Reconcile security deposits and charges, invoicing tenants as necessary and accounting for collections.
  • Review and approve expenses based on set criteria, seeking manager or broker approval when required.
  • Assist Senior Property Manager with the eviction process, including required forms, communication with tenants, legal procedures, and owner communication.
  • Oversee property photos and 3D tours for marketing purposes.
  • Analyze aging inventory and implement programs to expedite tenant acquisition, including specials, promotions, and advertising efforts.
  • Maintain current knowledge and CEU’s related to systems and procedures of property management and to maintain a Texas Realtor’s License
  • All other duties as assigned

Requirements:
  • State of Texas Realtor license required
  • Previous property management experience preferred
  • Experience with Yardi property management preferred
