Job Overview

Open Door Properties is seeking a motivated and enthusiastic Assistant Property Manager to enhance our vibrant team. Key Responsibilities

  • Assist in monitoring market rental rates, management fees, and other pertinent data to maintain competitiveness and profitability.
  • Respond efficiently to inquiries from both prospective and current tenants through various communication channels.
  • Facilitate the collection and processing of lease applications.
  • Conduct property showings for potential tenants.
  • Oversee move-in orientations, providing necessary items such as keys and checklists.
  • Draft and manage new lease agreements, ensuring adherence to regulations and company policies.
  • Evaluate current tenant situations, including inspections and payment histories, to assess lease renewal eligibility.
  • Implement tenant retention strategies and address disputes as they arise.
  • Conduct move-out inspections to ensure property standards are met.
  • Coordinate maintenance activities, schedule vendor services, and inspect completed work prior to payment approval.
  • Reconcile security deposits and charges, invoicing tenants as necessary.
  • Review and authorize expenses based on established criteria, seeking managerial approval when needed.
  • Assist the Senior Property Manager with the eviction process, including necessary documentation and communication.
  • Manage property marketing materials, including photography and virtual tours.
  • Analyze inventory aging and develop strategies to expedite tenant acquisition through promotions and advertising.
  • Stay updated on industry knowledge and continuing education requirements to maintain a Texas Realtor's License.
  • Perform additional duties as assigned.

Qualifications

Requirements:

  • Valid Texas Realtor's License is mandatory.
  • Prior experience in property management is preferred.
  • Familiarity with Yardi property management software is advantageous.
