A DAY IN THE LIFE

As our Maintenance Supervisor, you lead the charge in keeping things in tip-top shape. You also play an integral part in shaping the team, assisting our business manager in interviewing and hiring maintenance staff. Your watchful eye ensures that the daily activities of the maintenance team run smoothly, and you consult with the business manager to implement associate performance actions, covering everything from raises and promotions to discipline and terminations.

You're the go-to person for scheduling, monitoring, and performing preventative maintenance and apartment turnovers. With a knack for problem-solving, you lead the on-site staff in diagnosing and fixing issues related to HVAC, electrical, plumbing, carpentry, and more. Your meticulous attention extends to inspecting apartments before and after move-ins and move-outs, conducting regular property inspections, and ensuring the swimming pool and fitness areas are in tip-top condition every day. Additionally, you're the gatekeeper for vendor selections and relations, ensuring top-notch performance. Your financial acumen shines as you obtain bids from outside contractors, prepare, execute, and monitor the maintenance budget while keeping expenses in check, and efficiently purchase maintenance supplies within the planned budget.

You're responsible for reviewing, preparing, and submitting property invoices accurately and in accordance with guidelines. Your commitment to excellence extends to promoting and participating in company-sponsored training programs, ensuring your team is always at its best. With a dedication to upholding all company standards, you play a pivotal role in creating an environment where our property thrives


QUALIFICATIONS

  • High school diploma or equivalent
  • 5+ years of previous experience in property management maintenance, other building maintenance, or a related trade
  • 2+ years in a supervisory capacity within the residential maintenance field
  • Ability to read and write English
  • Ability to use a PC and Microsoft Word and Excel
  • Ability to read and understand budgets
  • Ability to effectively manage a team, including delegating tasks, conducting interviews, and training
  • Current driver's license and automobile insurance
