Position Title: VP of Purchasing

Position Reports to: VP of National Purchasing

Location: North Colorado Springs, CO hybrid offered

Salary: $135-$165K (DOE)

Minimum qualifications:

  • At least 6-8 years homebuilding purchasing experience required for a production homebuilder (500 - 10,000+ homes closed per year)
  • Must be able to work in office a minimum of 3 days a week.
  • Proficient with Microsoft Office Suite or related software.

Preferred qualifications:

  • Preferred 4 year degree, but candidates with strong homebuilding industry experience as a Director or VP of Purchasing are strongly considered.

Role: The VP of Purchasing will be the department lead for Challenger Homes establishing best purchasing practices and strategies (e.g. fiscal responsibilities – budgeting, , contracting, trade relations, brand partnerships) to manage and mitigate best house costs while maintaining the company’s brand and reputation; collaborating with sales, operations, vertical construction and land development to create value for potential homeowners and contributing to the company’s expansion plan in Colorado Springs and Denver.

Responsibilities:

  • Appreciation of the product and need we provide for all people.
  • Department leader working with TCG VP of National Purchasing, Challenger Homes VP of Operations and VP of Construction to reduce houseline costs.
  • Works with the TCG VP of Purchasing to establish consistent strategies and best practices for CH purchasing in Colorado Springs and Denver on current projects and expansion opportunities.
  • Familiarity with CH field construction practices and specifications and taking bold initiatives enough to suggest change management ideas to reduce costs and improve customer satisfaction.
  • Responsible for trade identification, preparing RFPs, contract negotiation for the best value-added partnership and contracting based on national preferred partnerships.
  • CH VPP will prepare and review all budgets for starts, Estimated Costs to Complete, and potential land deals to assist the land acquisition department with land purchases either personally or by the CH purchasing staff.
  • Evaluate option manual offerings regularly to manage low-frequency sales, and adjust costs and sales prices to optimize margin goals.
  • Lead and train a staff of Purchasing Agents developing them into potential Purchasing Managers and leaders for TCG.
  • Live and demonstrate, by example, the company’s mission and values of Making Life Better for yourself, trades, company colleagues, and homeowners.
  • The leader will educate, as a teacher, existing staff to adopt best purchasing techniques and practices with a goal of cost consciousness, and trade relations.
  • Recruits, interviews, and hires additional junior-level and experienced staff to train for future roles, and for immediate needs, that embody the company’s mission and values, and that will contribute to the goals and culture of the department.
  • Oversees the daily workflow of the department and the requests of other departments.
  • Provides constructive and timely performance evaluations and collaborates with staff to develop career development.
  • Handles discipline and termination of employees in accordance with company policy. Establish relationship with land acquisition team to prepare budgets on a regular cadence. Communicate with the land team to only spec available products.
  • Reduce $$/SF costs due to recontracting, spec revisions as necessary, product and plan analysis (if it is not selling or expensive drop from the offerings).
  • Adopt national purchasing products resulting in increased rebates and cost discounts.
  • Expand the bidding trade base throughout the region.
  • Performs other related duties as assigned.

Qualifications:

  • Preferred 4 year degree, but candidates with strong homebuilding industry experience as a Director or VP of Purchasing are strongly considered.
  • At least 6-8 years homebuilding purchasing experience required for a production homebuilder (500 - 10,000+ homes closed per year).
