Position Overview:

The Director of Construction holds ultimate responsibility for all production activities, overseeing all production and quality related functions of the Department. The Director of Construction provides the organization, control, and direction in the production of View Homes.

Job Duties:

  • Develop departmental operating guidelines and recommend departmental budgets to Division supervisors through the View Homes budgeting process.
  • Analyze and evaluate data to establish departmental objectives, goals, and budgets annually.
  • Conduct departmental operations within established budgets.
  • Interview, evaluate, hire, train, motivate, supervise, and discipline all personnel under direct supervision. This includes terminating personnel, when necessary.
  • Maintain a constructive environment for the continued development and career-oriented advancement of departmental personnel. This includes conducting semi-annual Performance Evaluations of all personnel under direct, primary reporting supervision.
  • Schedule, prepare, and present seminars to train all departmental personnel, as well as trade partners, and sales staff when needed. This includes testing employees on product knowledge and procedural proficiencies.
  • Inspect each home under construction ensuring that the work is done to specifications during Manager walks, ensuring any items or concerns are addressed before the customer orientation.
  • Ensure divisions high level of quality product is delivered on time and that each home is 100% complete, with no open items at closing.
  • Ensure that each stage of construction has been reviewed, inspected, and updated in BuildPro, if necessary, make corrections to assure the company’s quality goals can be met.
  • Review plans for accuracy and build ability, during plan development process and ongoing.
  • Review change order process for accuracy and inform originator of any necessary changes or discrepancies.
  • Ensure that work is in compliance with City or County requirements and building codes Identifying any changes in codes and taking corrective action.
  • Identify new products and equipment for the production process by reading trade journals and attending trade shows.
  • Maintain customer and trade partner relations by providing trade partner feedback to the Director of Purchasing concerning the trade partner’s timeliness and attention to detail.
  • Maintain a reasonable work environment and providing adequate safeguards for the work-related health and safety of employees and making safety a high priority. This includes ensuring the department complies with all Federal, State, and local laws and regulations.
  • Establish quantitative and qualitative metrics, guidelines, and standards by which the company’s efficiency and effectiveness can be evaluated; identifies opportunities for improvement.
  • Communicate and explain new directives, policies, or procedures to managers; for major changes, meets with entire construction staff to explain changes, answer questions, and maintain morale.
  • Perform duties that may be assigned by the Division President, VP of Operations and Regional President.
  • Role Model and live the Company’s Values and Behaviors. Know the Company’s Vision, Mission, and Objectives and continually communicate and reinforce these to Team Members.
  • Adhere to written Standard Operating Procedures for all aspects of this position. Develop and adhere to departmental operating guidelines and company’s employee manual.
  • Maintain a constructive environment at work, encouraging Insightful and enthusiastic teamwork that generally creates positive attitudes and builds supportive morale.
  • Participate in training when needed. This includes learning product knowledge, procedural proficiencies, and computer software.

MINIMUM QUALIFICATIONS:

EXPERIENCE: Minimum 8 years proven Homebuilding experience at Manager/Director level required.

EDUCATION: Minimum Bachelor’s Degree or equivalent work experience in a related field required.

EEO/OSHA/ADA: Able to manipulate and use CRT/screens, keyboards, mouse/pointing devices, etc., associated with contemporary computers. Able to sit or stand for extended periods of time. Able to lift up to 50 pounds unaided. Able and willing to travel extensively, if needed, must maintain a valid driver’s license.
