CLASS SUMMARY: 

This position is responsible for leading and/or performing inspections of housing units to ensure compliance with codes and regulations.

 

TYPICAL CLASS ESSENTIAL DUTIES: (These duties are a representative sample; position assignments may vary.)

1. Conducts inspections of housing units to determine compliance with applicable codes.

2. Prepares reports outlining inspection findings.

3. Evaluates market surveys to gather potential rental properties and leasing information.

4. Schedules meetings for tenants to sign leases.

5. Responds to various inquiries from tenants, owners, departments, and others.

6. Performs other duties of a similar nature or level.

 

TRAINING AND EXPERIENCE (positions in this class typically require):

High School Diploma or equivalent (G.E.D.); 2-4 years of related experience; or, an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above.

 

LICENSING REQUIREMENTS (positions in this class typically require):

• None

 

KNOWLEDGE (position requirements at entry):

• Federal, state, and local laws, rules, and regulations;

• Applicable building codes;

• Computer and related software;

• Methods of preparing reports;

• Research methods.

 

SKILLS (position requirements at entry):

• Conducting housing inspections;

• Determining compliance with laws, rules, regulations, and building codes;

• Utilizing market surveys;

• Using computers and related software;

• Utilizing communication and interpersonal skills as applied to interaction with coworkers, supervisor, the general public, and others sufficient to exchange or convey information and to receive work direction.

 

PHYSICAL REQUIREMENTS:

Positions in this class typically require: reaching, standing, walking, fingering, grasping, feeling, talking, hearing, seeing, and repetitive motions.

Sedentary Work: Exerting up to 10 pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body.  Sedentary work involves sitting most of the time. Walking and standing are required only occasionally.

Both programs utilize affordable housing subsidies that are provided by the U.S. Department of Housing and Urban Development. HACM also manages nearly 1,000 unsubsidized affordable apartments at its Berryland, Northlawn and Southlawn developments.

HACM has developed a number of award-winning programs that focus on the development of healthy communities that provide safe environments for families, seniors and adults with disabilities. Major initiatives include physical improvements to ensure the long-term viability of affordable housing, economic self-sufficiency, education, homeownership, public safety, and health care.

Honors recognizing HACM's high quality service to the Milwaukee community and beyond have included the World Leadership Award from the World Leadership Forum in recognition of HACM's innovations in housing and neighborhood development.
