Rural Neighborhoods, a 501(c)(3) nonprofit housing and community development organization, seeks a Property Manager that will oversee and coordinate all property management of an affordable housing property. To ensure success as Property Manager, the individual should display excellent customer service skills and related experience.

The Property Manager is responsible for conducting income certifications on new applicants to ensure that they income qualify, and on an annual basis to certify compliance. The Property Manager oversees the maintenance of the community, monitors applicable rent and non-rent charges, enforces rent collection, lease violations and other charges due, and accepts additional assignments and performs administrative duties.

Responsibilities:
  • Ensures community is leased to fullest capacity and verifies eligibility/suitability of applicants.
  • Monitors, inspects, and supervises the work of the onsite staff, outside vendors and contractors, with the support and overseeing of the Facilities Director.
  • Performs the income recertification of tenants, conducting a thorough timely review of tenant provided information to identify income and assets while following verification guidelines for verifying information.
  • Manages the monthly rent collection, conferences with tenants who are delinquent and makes appropriate resource referrals when possible, prepares and distributes notices such as late notices, and eviction notices.
  • Investigates tenant complaints and resolves tenant issues, prepares written incident reports and initiates appropriate corrective action as needed.
  • Enforces and processes lease violations.
  • Manages the work order system ensuring that all open work orders are completed and closed efficiently in a timely manner, periodically follow-up with residents to ensure resident satisfaction.
  • Manages unit turnaround time.
  • Works with maintenance staff to ensure inventory is stocked and tracked.
  • Inspects the property daily and addresses any curb appeal issues as well as regularly checks grounds and common areas to ensure there are no safety hazards.
  • Conducts annual and vacant unit inspections to assess the condition of the property to see if repairs are needed and obtains costs related to needed repairs.
  • Documents maintenance needs for all buildings, units and grounds, and enters the corresponding requests into the work order system.
  • Maintains accurate and organized tenant files.
  • Performs all other duties as assigned.
Qualifications:
  • Strong attention to detail and strong organizational skills.
  • Bilingual in English and Spanish preferred.
  • Previous experience as Property Manager, LIHTC-Section 42, or other related fields.
  • Proficient in Microsoft Office Word and Excel.
  • Ability to prioritize and multitask.
  • Excellent written and verbal communication skills and attention to detail,

  • High school or equivalent (Preferred)

Experience:

  • LIHTC Property Manager: 5 years (Required)
  • OneSite software a plus.

License/Certification:

  • LIHTC Certification (TCS, COS) (Preferred)
  • Driver's License (Required)
