We are seeking a Construction Assistant Project Manager to join our team Responsible for assisting the project team with the planning, management and administration of the project(s) to which they are assigned, as well as acting as a liaison between the design and field teams. The Assistant Project Manager will assist the (Senior) Project Manager in communicating with subcontractors and ensuring that projects are completed on time and within budgetary constraints. Assistant Project Manager is responsible for assisting Project Manager and Superintendent by performing specifically delegated administrative and technical work assignments.

Responsibilities:

  • Responsible for coordinating, organizing, tracking, updating and/or expediting the flow of information, files, drawings, permits, materials, and correspondence. Preparing complete, accurate and timely submittal logs for construction projects based on project drawings and specifications.
  • Assist (Senior) Project Manager in developing scopes of work, budgets, plans, as well as execution and delivery of projects on time, on budget and to the performance expectations of the client.
  • Review of approved submittals and notification to the (Senior) Project Superintendent of potential schedule impact.
  • Distribute contract documents to subcontractors, including drawings, specifications, and general conditions.
  • Assist Project team with scheduling all required construction meetings with required personnel, subcontractors, architects and owners.
  • Take accurate and complete meeting minutes and distribute timely.
  • Attend Owner/Architect pre-bid, project and closeout meetings.
  • Solicit subcontractors and suppliers for proposals prior to proposal submission time.
  • Prepare correspondence with owner, architect, engineers, subcontractors, suppliers, etc… (SOV’s, project schedules, memos, RFI’s, transmittals and submittals.).
  • Assist (Senior) Project Manager by preparing all necessary back up relating to change requests.
  • Expedite submission of building permit application and follow up through final approval.
  • Update subcontractors and suppliers of any changes to the plans, specifications and/or schedule.
  • Develop project objectives by reviewing subcontractor proposals and plans; conferring with management.
  • Determine project responsibilities by reviewing design documents including plans and specifications and bids from subcontractors.
  • Assist jobsite superintendent with tracking project schedule by studying project plans and specifications, calculating time requirements, and sequencing project elements.
  • Prepare and/or review RFI's & submittals and distribute them as appropriate.
  • Assist Project Manager with the day to day technical requirements of projects from design through construction.
  • May also act as the Project Manager on smaller projects, where the Assistant Project Manager will be responsible for overall execution of assigned projects.
  • Participate in jobsite safety including safety meetings, walks, and other related tasks.
  • Verify material deliveries and installed work/work-in-place conform to the project documents and approved submittals.
  • Participate in, and lead, assigned elements of project closeout including punch list, owner turnover manuals and required owner training.
  • Review change orders presented by subcontractors and assist with determining accuracy/validity.

Competencies:

  • Solid analytical and mathematical skills, quick thinking, and a solid understanding of the main principles of engineering, construction, and architecture.
  • Flexible and able to work well in a fast-paced environment.
  • Competent in handling simultaneously occurring tasks and smaller projects, and have excellent written and oral communication skills.
  • Knowledge of construction methods and technology sufficient to have the ability to determine proper construction sequencing, procurement planning, and review and correct submittals.
  • Ability to maintain, inform and communicate with construction team.
  • Ability to read and interpret construction drawings and specifications accurately.

Qualifications:

  • Bachelor of Science in Construction Management, Architecture or Engineering or related.
  • A combination of an Associate’s degree or technical training with 5+ years of related experience in commercial construction may be considered in lieu of a Bachelor’s degree.
  • 3+ years of experience in commercial construction.
  • Familiar with RFI's, shop drawings, field inspections and record documents.
  • Experienced with scheduling software
  • Proficient in MS Office (Excel, Word, Outlook), Procore, Bluebeam, iSqFt.
  • Experience with BIM and LEED Accreditation preferred.
