Key Responsibilities:
Project Planning and Execution:
Project Leadership:
- Lead the planning, coordination, and implementation of ground up multifamily projects.
- Develop and manage project schedules, budgets, and resources to ensure timely and cost-effective project delivery.
Pre-Construction Activities:
- Collaborate with architects, engineers, and subcontractors during the pre-construction phase to ensure project feasibility and compliance with design specifications.
- Conduct site evaluations and coordinate with local authorities to obtain necessary permits and approvals.
Construction Management:
Site Supervision:
- Oversee daily construction activities, ensuring adherence to project plans, schedules, and safety standards.
- Conduct regular site inspections to monitor progress, quality, and compliance with building codes and regulations.
Contractor Coordination:
- Manage and coordinate subcontractors, vendors, and suppliers to ensure timely and quality execution of work.
- Review and approve subcontractor and vendor invoices, change orders, and payment applications.
Project Control and Reporting:
Budget Management:
- Monitor and control project costs, ensuring adherence to budgetary constraints.
- Prepare and present regular financial and progress reports to senior management and stakeholders.
Risk Management:
- Identify potential project risks and develop mitigation strategies to minimize impact on project timelines and budgets.
- Ensure compliance with all safety regulations and company policies to maintain a safe working environment.
Client and Stakeholder Communication:
Client Relations:
- Serve as the primary point of contact for clients, providing regular updates and addressing any concerns or issues that arise during the project lifecycle.
- Foster strong relationships with clients, ensuring high levels of satisfaction and repeat business opportunities.
Stakeholder Engagement:
- Coordinate with internal and external stakeholders, including design teams, contractors, and local authorities, to ensure seamless project execution.
- Facilitate effective communication and collaboration among project team members.
Qualifications:
Experience:
- Minimum of 7-10 years of experience in project management, with a focus on ground up multifamily construction.
- Proven track record of successfully managing and delivering large-scale multifamily projects on time and within budget.
Education:
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field. Equivalent experience will be considered.
- Advanced degrees or professional certifications (e.g., PMP, LEED AP) are a plus.
Skills:
- Extensive knowledge of multifamily construction processes, building codes, and regulations.
- Proficiency in construction management software (e.g., Procore, Primavera, MS Project) and Microsoft Office Suite.
- Strong leadership and team management skills, with the ability to motivate and guide project teams.
- Excellent communication and interpersonal skills, with the ability to interact effectively with clients, team members, and stakeholders.
- Strong organizational and time management abilities, with the ability to manage multiple tasks and priorities simultaneously.
