JOB SUMMARY:

 

The Lead Engineer is responsible, at this Class A office/life science building for hands-on maintenance and operating all building systems (HVAC operations, mechanical, electrical systems, drainage and plumbing, elevators/escalators and security/fire/life safety, control systems and their support equipment); utility tracking; construction and tenant improvement coordination; reading and understanding building/construction drawings; preventative maintenance, responding to tenant service requests; troubleshooting problems and recommending enhancements for all building mechanical and electrical systems; vendor oversight and selection, training and supervising service-oriented engineering staff, and working on special projects assigned by the Senior Property Manager.

 

The ideal candidate will be technically competent and a knowledgeable resource in the field of building automation including current migration of existing building EMS from Johnson Metasys to Niagra BACnet Open Protocol, central plant operations, construction management/coordination,, building maintenance, electrical and plumbing, ducting, air balancing, preventative maintenance and corrective maintenance who will lead with integrity and set a superior example with regard to both technical skills and interpersonal relationships.

 

ESSENTIAL FUNCTIONS:

  1. Respond to tenant service requests and initiate corrective action.
  2. Monitors building systems [Building Management System (BMS) and Energy Management System (EMS), including HVAC operations, mechanical, electrical systems, elevators/escalators and security/fire/life plus safety drainage and plumbing] to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by Company, including evaluation, testing and calibration of all systems on a regular basis as required.
  3. Assists Chief Engineer in leading operations, hires and schedules staff, assigns work orders and projects, and provides technical and procedural training of engineers, coworkers and subcontractors.
  4. Oversees and inspects the work performed by engineering staff. Determines that work is complete, equipment is fully functional and tenant/common area space is in prime working condition.
  5. Contributes to the building’s engineering department annual budget and works with the approved budget.
  6. Arranges for vendors and subcontractors as needed, including attaining efficient and effective service while controlling costs. Also, oversees any construction activities and reports back to management as required.
  7. Performs preventive maintenance on equipment such as filter changes, lubrication, inspection, and adjustment of belts and pulleys, cleaning of boiler and condenser tubes, cooling tower maintenance, lamp and ballast replacement, and bearing replacement
  8. Maintains, consistently troubleshoot and make repairs & adjustments to building mechanical systems, water chillers, cooling towers, pumps, heat exchangers, air handling equipment, fans, automatic temperature controls, low-voltage electrical switch gear, distribution switch boards and panels, sprinkler systems, fire alarm systems, valves, plumbing fixtures, and other mechanical and electrical equipment and systems in the building
  9. Responds quickly to emergency situations, summoning additional assistance as needed. Perform duties required to correct emergency conditions such as sewer back-ups and water infiltration
  10. Contributes ideas to continually improve property management services and internal processes
  11. Upgrades and recommends enhancements for HVAC systems, electrical systems, plumbing systems, boiler systems, control systems, and their support equipment
  12. Regularly check and record temperature, pressure, water flow, air flow, and chemical readings
  13. Periodically inspect building and equipment to determine necessary maintenance and repair work
  14. Supervisory responsibilities in the absence of the Chief Engineer or in specific areas of responsibility


OTHER FUNCTIONS:

  1. Complete or contribute to special projects as directed by the Chief Engineer
  2. Facilitates engineering staff meetings and attends management meetings and training as required
  3. Any other duties as assigned by your supervisor which are necessary for the continued operation of the company

 

QUALIFICATIONS:

Education & Experience:

  • HS diploma or GED; min 5 years’ experience in a similar job, in commercial office building; or equivalent combination of education and experience
  • 5 years’ experience commercial office building engineering experience; minimum 2 years as a Level 3 Engineer
  • 2 years’ experience in a trade (plumbing, electrical, HVAC, etc.)
  • Vocational training; or equivalent combination of education & experience may substitute for experience, and/or experience in building related trades in 1 or more of the following areas: HVAC, Electrical, Plumbing, and Carpentry
  • Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems

Language Skills

  • Ability to read and interpret documents such as safety rules, architectural drawings, operating & maintenance instructions, and procedure manuals

Mathematical Skills

  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals
  • Ability to deal with problems involving several concrete variables in standardized situations

Technology:

  • Ability to learn and use Power Logic software
  • Basic computer and internet skills, proficiency in MS Office Suite

Licenses, Certifications & Special Requirements:

  • Universal CFC Certification recommended; may be required to complete some building/operational requirements
  • HVAC certification helpful but not required.

Reasoning Ability:

  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form

Other Knowledge, Skills & Abilities:

  • Proficiency in energy management systems, design of base-building systems, and air & water balancing

  • Ability to read hazard material labels and instructions
  • Ability to work within set standards and procedures; receive guidance & supervision; follow work rules, safety & security practices; and meet deadlines
  • Strong communication skills. Ability to work with all staff members as a team
  • Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems
  • Basic computer, MS Office Suite, internet and email proficiency

 

Licenses, Certifications & Special Requirements:

WORK ENVIRONMENT:

While performing the duties of this job the employee is frequently exposed to moving mechanical parts and fumes or airborne particles.  The employee is occasionally exposed to wet and/or humid conditions, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock.  The noise level in the work environment is usually moderate to loud.
