DUTIES AND RESPONSIBILITIES

  • Oversees and coordinates timely completion of all building maintenance, repairs, including inspections, apartment refurbishing by staff or outside vendors, painting, re-carpeting, etc. (35%)
  • Complete work orders in a timely and efficient manner. Includes plumbing, carpentry, appliance repair and electrical tasks. (30%)
  • Inspect property for maintenance and liability issues. (5%)
  • Clean, organize and maintain property truck. (5%)
  • Schedule work hours and complete paperwork. (15%)
  • Order supplies and organize materials. (5%)
  • Address any situations with the residents and take time to listen. (5%)
  • Remove snow as needed.
  • Other duties as assigned or requested by supervisor.

EDUCATION AND SKILLS REQUIRED

  • High School Diploma
  • 4 years of residential maintenance or related building experience.
  • 1 years of supervisory experience.
  • Advanced plumbing, electrical and carpentry skills.
  • Knowledge of landlord-tenant laws and procedures.
  • Ability to respond appropriately in pressure situations, sound temperament, sound judgment

and strong people skills with a commitment to customer service and customer satisfaction.

  • Effective writing, communication and organizational skills.
  • Flexible, creative team player.
  • Ability to work without direction or supervision.

ESSENTIAL FUNCTIONS OF THIS POSITION

  • Must be able to lift, push, pull and carry heavy objects.
  • Must be able to bend, stoop, squat, kneel, crouch or crawl in awkward positions.
  • Must be physically able to perform work assigned.
  • Must be able to frequently climb ladders and climb on top of roofs.
  • Must be able to work outdoors in all weather conditions.
  • Hearing and close vision (i.e. reading paperwork) are essential.

PROPER ATTIRE

Uniforms provided. Must wear leather gloves, safety goggles, dust mask, ear plugs and other safety equipment, required for jobsite safety.

WORK HOURS

8:00am to 5:00pm Monday-Friday, (On call for emergency and snow removal)
