Role Overview:

As the Senior Marketing Manager at Hawthorne Capital and Liberation Ranches, you will be one of our founding marketing hires with a unique opportunity to shape our marketing program and build a high-performing team from the ground up.


You will spearhead the development and execution of comprehensive marketing strategies and campaigns to drive sales growth, reduce customer acquisition costs (CAC), and expand across all marketing channels. This role will report directly to the President of Hawthorne Capital and Liberation Ranches.


The ideal candidate should have a growth mindset seeking continuous learning and innovation, leverage data to uncover unique growth paths that maximize efficiency and be passionate about making our buyers’ dreams of owning land a reality.

Responsibilities:

  • Plan, develop, and execute a growth marketing strategy encompassing organic (social media, YouTube, website), paid (Meta and Google) and offline (signs, newspaper) channels.
  • Design, manage, and optimize campaigns to generate qualified leads, reduce CAC, and scale programs for maximum return on investment (ROI).
  • Manage and oversee marketing campaign budgets, ensuring spend efficiency allocation.
  • Build and implement an effective email and SMS program to effectively nurture leads through the funnel in collaboration with the sales team.
  • Take ownership of the homepage and landing pages and conduct A/B testing to enhance conversion rates.
  • Craft compelling content and copies aligned with buyer personas, driving engagement and conversions.
  • Travel to properties with team members to gather content and creative assets.
  • Collaborate with and oversee the marketing coordinator and the work of contractors responsible for web development, content creation, and creative needs.
  • Prioritize high-impact projects to increase sales revenue.
  • Proactively monitor performance across all marketing channels and make data-driven decisions to improve strategies.
  • Analyze data to draw conclusions on keywords, creatives, ad copy, and landing pages most effective at drawing sales. Use data to propose recommendations for expansion and optimization.
  • Provide regular reports to stakeholders on campaign performance and ROI.
  • Manage CRM data hygiene and optimize marketing automation processes.
  • Build and lead a high-performing marketing team, fostering growth and skill development.
  • Partner with media agencies as needed.
  • Manage marketing collateral and assets for the private equity fund, including slide deck and website content.


Qualifications:

  • Previous marketing experience with selling high-ticket items directly to consumers.
  • Proven experience in performance marketing, lead generation, and funnel optimizations.
  • Mastery in paid search and paid social advertising.
  • Experience managing websites and landing pages focusing on conversion rate optimization (CRO).
  • Excellent copywriting skills and ability to create detailed buyer personas.
  • Collaborative mindset with experience working alongside sales and operations teams.
  • Ability to manage and coordinate with external contractors effectively.
  • Strong analytical skills with a data-driven decision-making approach.
  • Self-starter who can manage their own time and operate with limited guidance.
  • Proficiency in Microsoft Excel/Google Sheets for building custom reports.
  • Outstanding flexibility, adaptability, and sense of accountability.
  • Experience working with sales to unlock new opportunities.
