Primary Purpose:

Leads, manages, plans and controls the entire non-freight land lease portfolio located within Norfolk Southern's 22 state system. Coordinates with internal partners to obtain the necessary approvals required for all new land leases. Establishes the strategy to grow the annual base revenue in each of the Tiers 4 and 5 Sectors, tracks and monitors the progress of projects and ensures the timely completion of new and existing leases. Sets priorities for the team to ensure task completion, coordinates activities to optimize the maximum value for the lease portfolio. Maintains and regularly updates the real estate market data in each of the major metropolitan served by NS. Streamlines and automates many of the processes involved in consummating land leases. Coordinates travel with team members and acts as a service provider to both internal and external customers.

Principal Duties:

  • Manages a team of professionals to ensure that negotiations with tenants, interested third parties, and real estate developers and brokers yield positive growth for NS when modifying an existing lease or consummating a new lease;
  • Optimizes the total return to NS on lease portfolio by ensuring that the team is using up to date and available real estate market data, broker's opinion of value (BOV)and appraisers to determine fair market value for lease prices;
  • Works with appraisers, developers and the brokerage community to better understand trends, pricing and current market conditions;
  • Maintains frequent contact with developers, brokers, appraisers and governmental agencies, all of which may have an impact in establishing the valuation of NS owned real property;
  • Maintains awareness of industry trends and provides appropriate reports and data to team members for their use in leasing opportunities;
  • Provides timely valuation guidance to internal and external customers inquiring about a subject parcel of land, including its potential use, demand and other property concerns which may drive pricing above the fair market value;
  • Ensures that all land lease projects that have received the proper notice to proceed are assigned to staff members and tracks all active projects to ensure that they are consummated in a timely fashion;
  • Provides budget updates on large leases to Real Estate management on a weekly basis;
  • Takes the necessary steps to ensure that the team is processing all transactions in accordance with the Internal Compendium of Controls;
  • Responsible for the development and training of all team members;
