We are looking for a Building Maintenance Supervisor for Miami, FL, to perform the following:


  • Maintain records concerning inspections, assigned vendors, and due dates.
  • Maintenance of grounds, buildings, and systems ensures a safe and functional property.
  • First point of contact for tenants, vendors, and contractors seeking support and information.
  • Responsible for all activities in or on the property, assuring health, safety, and compliance standards are met.
  • Hands-on, will resolve and replace any employee’s responsibilities, as required.
  • Oversees repairs and preventive maintenance tasks.
  • Serves as primary point contact when the Property Manager (PM) is unavailable.


RESPONSIBILITIES


Operational

  • Provide support and help organize customer service requests and coordinate repairs.
  • Scheduling and coordinating all building and maintenance projects
  • Coordinate all building staff and vendors
  • Ensuring that all facilities are properly maintained and operated
  • Developing and implementing policies and procedures for facility use and management
  • Coordinating event set-ups and logistics as needed
  • Conduct move-in and move-out inspections.
  • Supervise preventive maintenance tasks.
  • Purchase materials and cleaning supplies - source site-specific needs, process orders, and confirm delivery/receipt.
  • Track inventory order frequency and submit monthly inventory reports to PM.
  • Support PM with management duties as needed. Serve as the primary backup for building optimization projects and tenant improvement projects. Oversee maintenance personnel and assets in the PM’s absence.
  • Prepare facilities for changing weather conditions.


Administrative

  • Close service requests and log supplies and materials used.
  • Report inspection findings and submit move-in/move-out forms to PM.
  • Coordinate and schedule with vendors.
  • Maintain records concerning inspections, assigned vendors, and due dates.
  • Schedule annual property inspections - obtain reports, submit findings to PM, and coordinate repairs, as required.
  • Maintain property access records. Log and update assigned keys, access cards, and fobs.


Requirements and skills

  • Strong knowledge of facilities or building management maintenance operations – minimum 5 years.
  • Preference experience in apartment or commercial building maintenance supervision, coordination, or management
  • Sound judgment and the ability to think quickly during emergencies.
  • Must have exceptional organizational skills.
  • Must provide excellent customer service.
  • Understanding of safety regulations, maintenance tasks, and lease compliance.
  • Familiarity with building systems, security systems, and equipment.
  • Well-organized, with a high school diploma or GED.
  • Must be bilingual (Spanish and English).
