The incumbent in this role will be tasked with executing a variety of maintenance duties related to the upkeep of facilities and their associated heating, ventilation, and air conditioning systems. This position demands a skilled professional with expertise in mechanical, plumbing, and electrical systems, as well as a solid foundation in general maintenance practices.

Key Responsibilities:

  • Conduct preventive maintenance on plumbing, electrical, heating, air conditioning, and ventilation systems.
  • Perform daily visual inspections of all equipment and report any irregularities to the supervisor promptly.
  • Complete all scheduled preventive maintenance tasks, including oiling, greasing, filter changes, and belt adjustments.
  • Maintain accurate records of time and materials used for each work order.
  • Monitor inventory levels of repair parts and request replacements as necessary.
  • Calibrate, adjust, and repair temperature control devices.
  • Document all maintenance activities through work orders, ensuring accuracy and completeness.
  • Keep mechanical rooms and equipment in pristine condition.
  • Execute minor repairs on buildings, including electrical, plumbing, and general maintenance tasks.
  • Utilize knowledge of customer work order systems and building automation processes.
  • Adhere to all safety regulations and procedures relevant to maintenance work.

Public Relations:

  • Foster positive relationships with tenants, colleagues, and supervisors, keeping them informed of any unusual situations.
  • Exhibit excellent public relations skills, as this role involves continuous interaction with tenants and the public.
  • Demonstrate courteous and respectful behavior at all times, representing the department professionally.

Qualifications:

  • Minimum of two years of experience in building maintenance, plumbing, electrical, or mechanical fields; vocational training may substitute for experience.
  • Possession of a valid driver's license.
  • Willingness to be available for after-hours callbacks or shift work as needed.
  • Physical capability to perform tasks such as climbing, bending, and working in various environments.
