Community Manager Position at KPM

KPM is seeking an ambitious Community Manager to join their team at the Palmetto at Lakeside property.

This is a full-time role with compensation based on experience.

The Community Manager is responsible for overseeing all aspects of the assigned property, including managing on-site staff, daily operations, financial goals, compliance with company policies, and ensuring resident satisfaction.

Responsibilities:

  • Oversee leasing activity, follow up on leads, and approve applications
  • Actively manage customer satisfaction and enhance retention rates
  • Review collections, make decisions as needed
  • Supervise property work orders and work progress with maintenance personnel
  • Manage make-ready schedule and oversee progress
  • Audit rent roll, monitor rent, lease expirations, and evictions
  • Submit necessary HR paperwork to the corporate office
  • Respond to emergency calls and assign tasks to on-call maintenance
  • Other duties as required

Requirements:

  • High School Diploma or Equivalent required, College Degree preferred
  • 3+ years' experience as a Property Manager in a Multifamily property
  • Knowledge of leasing, rent collection, property management, and maintenance staff supervision
  • Experience with CAM or CAPS certifications
  • Experience with Onesite software
  • Excellent verbal and written communication skills
  • Customer service experience
  • Effective communication with residents and team members
  • Ability to work under deadlines with a sense of urgency
  • Organized, professional, and respectful in challenging situations

Physical Requirements / Working Conditions:

  • Prolonged periods of sitting, standing, and walking
  • Physical activities like pushing, pulling, bending, and lifting up to 15 pounds
  • Efficient typing skills
  • Ability to work indoors/outdoors and in varying weather conditions
  • Flexibility to work weekends and evenings on a rotating schedule
