ROW Project Manager (Brownfield)

Job Responsibilities:

  • Project Planning and Coordination: Develop timelines, set project goals, and ensure that all phases of ROW acquisition align with the project's overall objectives. This role coordinates between land agents, legal teams, surveyors, client project managers, and engineers.
  • Compliance and Documentation: Ensure compliance with local, state, and federal regulations. Handle contracts, land agreements, and necessary legal documentation.
  • Client and Administrative Communication: Act as the key point of contact for the client, providing regular updates on project status, addressing concerns, and delivering detailed reports. Manage internal administrative tasks, including record-keeping, report filing, and financial tracking to maintain transparency with both clients and internal stakeholders.
  • Risk Management: Identify potential risks (e.g., difficult landowners, environmental concerns) and devise mitigation strategies.
  • Problem Solving: Address issues that arise, such as acquisition delays or legal challenges, and work quickly to find solutions to keep the project on track.
  • Landowner Negotiations: Oversee and direct land agents during negotiations with landowners for easements, rights-of-way, or land purchases. Intervene on difficult parcels as needed, navigating sensitive conversations and addressing landowner concerns.

Job Requirements:

  • Excellent verbal and written communication skills.
  • Strong knowledge of applicable laws, regulations, right of way policies, and real property acquisition procedures.
  • Ability to work autonomously while being a collaborative team player.
  • Strong attention to detail, with excellent planning, organization, and time management skills.
  • Ability to work in a team environment and take on new responsibilities readily.
  • Strong organizational skills and ability to prioritize tasks effectively.
  • Proficiency in communication tools (phone, email, mail) and Microsoft Office products.
  • Customer service-oriented mindset with the ability to maintain positive client relationships.
  • Familiarity with landowner relations or community outreach is a plus.
  • Real Estate License preferred.
  • Smartsheets experience is a plus.
