Project Manager
We are seeking a highly experienced Project Manager to lead the execution of multiple large and complex commercial construction projects. As Project Manager, you will partner closely with Superintendents and Project Management Teams, ensuring all aspects of your projects are successfully completed with respect to safety, quality, scheduling, budget, and subcontracting administration functions. As Project Manager you will also be actively involved in pre-construction efforts. This is a leadership role that requires hands-on, meticulous project management expertise, the ability to hold people accountable yet while bringing parties together, and close coordination with stakeholders.
DUTIES AND RESPONSIBILITIES:
Safety
Safety Program in accordance with OSHA standards, local, state, and federal regulations.
Ensure subcontractors comply with company safety protocols
Complete safety walks regularly, and address any safety concerns immediately.
Maintain current certifications in First Aid, CPR, and OSHA, ensuring the safety of the project and its workforce.
Technical Knowledge & Project Oversight
Must have extensive experience as the lead PM on commercial ground-up jobs requiring complex site work
Provide support and supervision during the pre-construction phase to include, but not limited to: ensuring thoroughness of trade scopes, purchase orders, reviewing submittals in detail, job cost set-up and project pre-planning, collaborating on preliminary schedules and site logistics, and review of final go-no-go to proceed to construction phase.
Understand and uphold owner and subcontractor contracts, being aware of potential risks and how they apply to the project.
Understand, implement, and maintain the project budget, ensuring fiscal responsibility throughout the project lifecycle.
Negotiate, write, and issue subcontract agreements, manage purchase orders, submittals, shop drawings, and RFIs, and oversee subcontractor performance through the project's duration. Write detailed subcontracts in order to reduce scope gaps not originally identified on subcontractor proposals. Responsible for tracking logs (as far as lead times), preemptively identify any deficiencies and gaps, and implement any necessary mitigation efforts.
Collaborate with Superintendents, and subcontractors to develop detailed construction schedules, manage subcontractor adherence to schedules, and adjust as needed to ensure timely completion. Use propers software systems for site logistics, sequencing, and scheduling. You will also manage staffing requirements, and allotment of resources to various phases of project
Lead the preparation and submission of change proposals, negotiate and issue subcontractor change orders, and update the project budget as required.
Review and track all project documentation, including contracts, insurance certificates, bonds, and other documents to ensure compliance with legal and project requirements.
Lead project meetings with internal teams, owners, and subcontractors, including preparation of agendas, supporting materials, and documentation of meeting minutes.
Ensure Superintendents are updating As-Builts on a weekly basis.
Quality of Work
Ensure quality control measures are in place and adhered to on every project.
Maintain clean and safe working environments. All job sites shall start and end "broom-swept" clean each day.
Develop and implement a thorough submittal and shop drawing review process, ensuring coordination with contract documents.
Ensure that each trade's scope of work is comprehensive and that subcontractor bids are analyzed for accuracy and completeness.
Take ownership of the project's budget and cost control processes, invoicing, and change management.
Ensure consistency in delivering high-quality work
Timeliness
Show up early or on time to commitments
Demonstrate a sense of urgency in addressing supplier shortages or delays, underperformance on the job, change order/backcharge execution, and project billing
Execute proper project start-up and closeout procedures in a timely manner to include punch list correction
Financial
You are primarily responsible for the financial success of your jobs
Job cost coding, collecting subcontractor invoices, verifying work complete and stored materials, updating monthly projected costs to complete, billing owners, and participating in internal financial meetings will all be a part of your financial responsibilities.
Leadership & Team Management
Supervise, mentor, and assist team members, including Assistant Project Managers and Project Engineers, and Superintendents
Conduct regular performance reviews and provide constructive feedback to enhance team members' growth and development.

Interpersonal skills: As a Project Manager, you are ultimately responsible for conflict resolution on your jobs in accordance .

Ensure open and transparent communication with all stakeholders, keeping them informed about project progress and addressing concerns promptly.
Actively participate in business development efforts by maintaining relationships with existing clients and identifying opportunities for future projects.
Problem Solving & Decision Making
Anticipate project challenges and proactively develop solutions to keep projects on track.
Lead the team in resolving technical and field issues, coordinating with designers, owners, and subcontractors to develop creative solutions.
Maintain a proactive approach to all aspects of project execution, from technical problem-solving to risk management.
Planning & Organization
Manage the flow of tasks and responsibilities, ensuring that all aspects of the project are executed efficiently and effectively.
Organize workflow, workspaces, files and resources effectively
Maintain a detailed understanding of the project while also ensuring that long-term project goals are prioritized. You are ultimately responsible for the creation and updating of both the broad project schedule as well as the day-to-day, granular sequencing, scheduling, and execution of subtasks. Your Superintendent should be building and updating the latter, but you are ultimately responsible that this is getting done.
Qualifications & Skills:
Bachelor's Degree in Engineering, Construction Management, Architecture, or related field (required)
Minimum of 7 years with General Contracting experience in managing large, ground-up, commercial construction projects. This can include a combination of APM and PM experience. (preferred)
Extensive knowledge of project management software (Primavera, MS Projects, Procore, or similar) (required)
MS Office - Microsoft Word, Excel, Power Point (required)
Gmail, Google Drive (required)
Sage 300 CRE/Timberline and/or Sage Intacct (preferred)
Bluebeam (or markup software equivalent - Acrobat etc.) (required)
AutoCad experience (preferred)
Strong financial management skills, including budget development and cost control (required)
Basic knowledge of building codes and local municipal standards (required)
Thorough understanding of civil and building drawings and specifications (required)
OSHA 30-hour, CPR, and First Aid certifications (preferred)
LEED accreditation or experience with sustainable building practices (preferred).
Excellent written communications (verbal and written) skills. Ability to read, speak, write and comprehend the English language coherently (required)
Spanish proficiency (preferred)
PHYSICAL JOB DEMANDS:
To successfully perform the duties of this job, the employee is regularly required to drive to job sites, walk job sites, visually examine job sites, sit and work on computer/TV screens for extended periods of time, talk, and hear. The employee may occasionally lift and/or move up to 50 pounds, get up on elevated platforms such as scaffolding, roofs, and ladders, reach above and below, stoop, kneel, crouch, bend, and perform light repair work. Able to withstand outdoor temperatures (mid-atlantic) for potentially long periods of time. Work on your feet for at least 8 hours. The employee is responsible to maintain the necessary level of fitness in order to perform the above tasks in a safe, appropriate, and effective manner. This also applies to the mental and emotional duties of the job, while also being able to maintain a high degree of concentration in a busy environment. This is a salaried position and Project Managers may be required to work outside the standard 40-hour week due to deadlines, delays, bad weather, or emergencies.

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. This position may require very occasional travel for conferences, educational/training sessions, and other company events. The noise level in the office work can be moderate; on job sites, the employee may be exposed to higher noise levels and hazardous working conditions. Proper Personal Protective Equipment (PPE) shall be worn at all times.
