Job Overview

The Facilities Maintenance Manager is tasked with overseeing the maintenance operations of multiple properties, ensuring the upkeep of a total of 587 apartment units. This role is crucial in the realm of property management, focusing on budget management, tenant satisfaction, staff retention, and owner contentment. The manager guarantees that the properties operate efficiently by collaborating with the maintenance team within set financial parameters and standards, while also addressing tenant requests promptly and courteously.


Key Responsibilities:
  • Collaborates with the Senior Community Manager to develop and implement preventive maintenance schedules and manage Capital Projects.
  • Organizes, coordinates, and evaluates daily maintenance activities including work orders, unit turnovers, painting, flooring installations, and subcontractor tasks.
  • Manages inventory, supplies, and material orders effectively.
  • Coordinates all communication and scheduling for maintenance staff and vendors regarding turnover tasks.
  • Obtains bids for significant repairs, purchases, or contracts.
  • Prepares and manages the maintenance budget.
  • Recruits, trains, and supervises maintenance personnel as needed.
  • Provides leadership, guidance, and accountability to the maintenance team.
  • Handles emergency maintenance issues outside of regular hours when necessary.

Skills and Qualifications:

Strong leadership and management capabilities are essential. The ideal candidate will possess excellent organizational and communication skills, be self-motivated, adaptable, innovative, and detail-oriented. A positive and creative approach to problem-solving is required, along with the ability to prioritize tasks effectively amidst competing demands. Proficiency in Microsoft Word and Excel is necessary.


A valid driver's license is required for travel between properties, using either a personal vehicle with reimbursed mileage or a company vehicle. A minimum of five years of maintenance experience and three years of supervisory experience is mandatory.
