About the Role

We are seeking a skilled Maintenance Technician to join our team at KW Property Management & Consulting. As a key member of our facilities team, you will be responsible for performing routine maintenance on building interior and exterior, as well as scheduling vendors and contractors for necessary repairs and emergencies.

Key Responsibilities
  • Perform routine maintenance on building interior and exterior, including carpentry, electrical work, AC, plumbing, mechanical, painting, flooring, and other minor building repairs.
  • Schedule vendors and contractors for necessary repairs and emergencies, ensuring timely and efficient resolution.
  • Maintain a schedule of maintenance performed and when next service is due, ensuring compliance with preventative maintenance programs.
  • Work in a safe manner, recognizing and addressing unsafe situations to ensure the safety of yourself and others.
  • Perform minor maintenance replacement and repair, including lifting and moving heavy items as directed by the Chief Engineer or Property Manager.
  • Routinely inspect building mechanical systems and equipment to ensure proper performance and maintenance.
  • Monitor and adjust controls that regulate building systems, such as air conditioning and boilers.
  • Routinely inspect common areas to ensure they are maintained clean and in an aesthetically appealing condition.
  • Report all problems, including items not listed in responsibilities, to the Chief Engineer or Maintenance Supervisor.
  • Maintain assigned equipment in good working condition, adhering to State, Federal, and Company safety standards.
Work Environment

The position will require working indoors and outdoors, with moderate to loud noise levels. The employee will be required to walk, sit, stand, reach, lift, bend, kneel, stoop, climb, push, and pull items weighing 30 pounds or less.

Requirements
  • Minimum two (2) years general experience in building trades, repair, and replacement maintenance or handy-work.
  • Ability to react and address emergency situations in a timely manner (within 30 minutes).
  • Effective written and verbal communication skills.
  • Additional trade experience and certifications may be required at some locations.
Supervision

The employee will report directly to the Chief Engineer or Maintenance Supervisor of the community. If there is no Chief Engineer or Maintenance Supervisor, the employee will report to the Property Manager.
