Key Responsibilities

  • Lead the management team in resolving all day-to-day property management issues, ensuring seamless operations and optimal results.
  • Maintain personal contact with all tenants, vendors, and clients, fostering strong relationships and ensuring exceptional customer service.
  • Ensure compliance with building codes, regulations, and governmental agency directives, guaranteeing a safe and secure environment for occupants.
  • Conduct routine property inspections to identify areas for improvement and optimize property performance.
  • Manage financial performance of the property or portfolio, preparing annual budgets, monitoring expenses, and analyzing financial data to inform strategic decisions.
  • Prepare monthly ownership reports, including budget variance and accounts receivable comments, to keep stakeholders informed.
  • Oversee tenant improvements and coordinate with the construction team on capital improvements, ensuring timely and cost-effective execution.
  • Ability to successfully manage buildings undergoing major renovations, balancing project timelines and budgets.
  • Adhere to Stream Realty's annual audit process, ensuring compliance with company policies and procedures.
  • Coordinate real estate tax review process for the portfolio or assignment, ensuring accurate and timely tax assessments.
  • Review, approve, and submit team expense reports and PTO requests, maintaining a transparent and efficient administrative process.
  • Complete annual employee performance reviews, regularly communicating employee performance expectations and achievements for the property management team members.
  • Ensure all Stream Realty best practices are implemented and followed, maintaining a high level of operational excellence.
  • Lead and/or co-lead training sessions for the property management department as requested, promoting knowledge sharing and skill development.
  • Assist property management leadership with transitions within the department as requested, ensuring a smooth handover of responsibilities.
  • All other duties associated with the day-to-day management and operations of commercial properties.
