POSITION SUMMARY

The Assistant Property Manager plays a crucial role in supporting the Property Manager with the daily operations of the property. This position requires a proactive individual who can take on increased responsibilities as they gain knowledge and demonstrate sound judgment. The Assistant Manager will act as the primary point of contact for the property in the absence of the Property Manager.

Key Responsibilities:

  • Financial Management:
    • Oversee rent collection processes, including payment processing, daily deposits, and issuing notices for non-payment.
    • Track invoices and deposits, ensuring accurate record-keeping.
    • Assist with legal proceedings related to overdue accounts.
    • Maintain knowledge of state regulations regarding debt collection.
  • Leasing and Marketing:
    • Update daily records in the property management system regarding inquiries, move-ins, move-outs, and property conditions.
    • Ensure accuracy in lease agreements and addenda pertaining to tenant information and rental rates.
    • Maintain organized files for current and past residents.
    • Contribute to marketing strategies by providing insights on promotions, advertisements, and pricing adjustments.
    • Assist with leasing tasks as necessary.
    • Stay updated on market trends and competitor offerings.
    • Support resident renewal processes.
    • Effectively implement resident screening protocols.
  • Additional Duties:
    • Deliver outstanding customer service to residents and vendors.
    • Exhibit a professional and positive attitude.
    • Assist the Property Manager with various tasks as required.

QUALIFICATIONS

  • At least 2 years of experience in property management.
  • Proficient in property management software.
  • Strong customer service abilities with effective decision-making and leadership skills.
  • Willingness to work occasional weekends in exchange for weekdays off.
