Job Overview

Compensation:
$24-$28 per hour

Position Summary:
The Mobile Community Operations Manager is responsible for overseeing the financial performance, marketing initiatives, regulatory adherence, and personnel management of a diverse residential portfolio across multiple sites.

This role includes direct supervision of office personnel, ensuring compliance with company policies and relevant laws. Key responsibilities encompass recruiting, training, and managing staff, as well as addressing employee performance and resolving workplace issues.

Travel Requirements:
This position necessitates frequent travel throughout the state, with daily travel expected.

Reporting Structure:
Reports to the Regional Property Manager and/or Vice President of the Affordable Business Unit.

Supervisory Responsibilities:
Oversees the onsite teams at assigned properties. Flexibility in scheduling, including weekends and holidays, is essential.

Key Responsibilities

Financial Oversight:
Accountable for the fiscal performance of properties, including:

  • Monitoring budgets and ensuring expenses align with financial plans.
  • Conducting annual utility analyses.
  • Ensuring timely collection and deposit of rents and ancillary revenues.
  • Reviewing accounts receivable reports and issuing late notices as necessary.
  • Implementing strategies for budget variances and adjustments.

Asset Management:
Responsible for the daily inspection of properties to assess quality and identify needs, ensuring optimal occupancy rates and active waiting lists.

Personnel Management:
Collaborates with the Regional Property Manager in recruiting and training community staff, while fostering a supportive and harmonious work environment.

Regulatory Compliance:
Ensures adherence to all relevant regulations, including HUD guidelines, and prepares for management reviews and inspections.

Qualifications

Required:
A Property Manager's or PMIC license, along with three years of experience in apartment management, customer service, and leasing/marketing.

Skills:
Excellent communication and organizational skills, ability to manage multiple tasks, and proficiency in basic computer applications.

Physical Requirements:
The role may require lifting up to 10 pounds and involves regular mobility between properties.
