Job Title: Facilities Manager

Job Summary:

The Facilities Manager is responsible for the overall management, operation, maintenance, testing, and inspection of the facility systems, sub-trades, and consultants. This position oversees all facility-related systems and is responsible for ensuring a safe working environment in compliance with OSHA requirements.

Key Responsibilities:
  • Manage and maintain all facility systems, including HVAC, electrical, lighting, control systems, cabling systems, plumbing systems, utility systems, and security systems.
  • Oversee the estimating and scheduling of in-house projects and prepare necessary requisitions and notifications.
  • Work with the Director of Finance and Administration to create and maintain a budget and oversee expenditures to remain within budget.
  • Collaborate with the Facilities Maintenance Manager to complete system repairs and maintenance repairs.
  • Take proactive responsibility for ensuring a safe working environment in compliance with OSHA requirements.
  • Coordinate and supervise outside contractors for service contracts, minor repairs, and small capital renewal projects and approve payment.
  • Review the workmanship of others for compliance with local, state, and Institute standards.
  • Negotiate service contracts when necessary.
  • Assess and recommend practices and procedures to ensure that the Institute is in full compliance with all applicable codes and standards.
  • Develop and maintain a planned, predictive, and preventive maintenance program for all systems.
  • Develop and maintain system instructions for operators.
  • Develop policy on facility use in areas of oversight.
  • Develop and maintain a preferred vendor list.
  • Develop and maintain facility mapping documents.
  • Responsible for blueprint management.
  • Recommend and initiate energy-saving measures.
  • Serve as a subject matter resource on the project team for major capital projects relating to areas of oversight.
  • Coordinate meetings as required and communicate effectively both orally and in writing within all levels of the Institute.
  • Use computer applications or other automated systems such as spreadsheets, word processing, calendar, e-mail, and database software in performing work assignments.
Qualifications:
  • Bachelor's Degree or equivalent experience.
  • Valid driver's license.
  • Professional licensure preferred.
  • Strong interpersonal skills with the ability to develop and maintain collegial relationships.
  • Experience managing junior team members.
  • Excellent communication (written and verbal skills).
  • Demonstrated commitment to diversity and inclusivity.
  • Planning and organizational skills.
  • Learns and adheres to all safety rules and Institute safety policies.
Physical Requirements:
  • Ability to lift 50 lbs.
  • Outdoor and indoor work environment.
  • This physically demanding position is one where the incumbent is required to stand for extended periods of time, lift heavy objects on a regular basis, bend, stoop, kneel.
