The Leasing Consultant is responsible for promoting the apartment community, showcasing its features and benefits to potential residents, and securing lease agreements from qualified individuals. The ideal candidate should be self-driven, energetic, and dedicated to achieving high performance in a fast-paced, multi-tasking environment. A balance of independent work and teamwork is essential.
Key Responsibilities Include:
- Welcoming prospective residents, assessing their needs and preferences, and professionally presenting the community and specific apartments while articulating features and benefits.
- Managing incoming phone inquiries and addressing each call appropriately, whether it pertains to prospective residents, current resident concerns, or service requests. Redirecting calls to the Community Manager as necessary.
- Staying informed about local market conditions and trends, and contributing ideas to the Community Manager for property marketing and enhancing resident satisfaction.
- Accurately completing lease applications, assisting with application verification, and informing prospective residents of the outcomes. Drafting various resident communications as required.
- Finalizing all lease documentation, including necessary addenda, and accepting rents and deposits.
- Maintaining Guest Card information for all prospects, sending thank-you notes, and conducting follow-ups.
- Conducting property inspections while on-site, ensuring cleanliness, and reporting any maintenance needs. Inspecting move-outs and vacancies.
- Assisting the Community Manager with daily and weekly reporting, resident communications, move-out inventories, market surveys, and more.
- Ensuring compliance with all federal, state, and local rental practices.
- Delivering exceptional customer service to residents.
- Performing other duties as assigned.
Qualifications:
- Valid driver's license and reliable transportation.
- Ability to use personal transportation for property inspections, banking trips, attending offsite meetings, and visiting the corporate office.
- Preferred experience in customer service.
- Proficiency in MS Office: Word, Excel, and Outlook.
- Experience with Yardi is preferred.
- Familiarity with the LIHTC program is preferred.
- Availability for weekend hours on a rotating basis.
Note: A satisfactory drug test and background check are prerequisites for employment.
