Position Summary

Oversee the execution of designated construction initiatives. Facilitate all elements of the project in collaboration with engineering teams, general contractors, subcontractors, and site managers. Make informed decisions regarding project modifications and relay these to senior management.

Key Responsibilities

  • Direct the preconstruction activities including shop drawings, value engineering, prefabrication, mobilization, and material logistics.
  • Execute all primary tasks and assignments related to specified construction projects.
  • Manage necessary project alterations and ensure organization and completion of these changes as required.
  • Accountable for project setup, budget input, and financial planning.
  • Assist in reviewing contracts and negotiating terms.
  • Examine contract documents, drawings, specifications, codes, addendums, and estimates for thoroughness and clarity; delineate the project scope.
  • Collaborate with field managers to establish objectives and provide overall guidance for each project.
  • Project labor requirements for assigned projects to align with corporate scheduling and company-wide labor needs.
  • Conduct ongoing assessments and updates of short-term goals throughout the project lifecycle.
  • Oversee the procurement of major equipment for each project and manage material purchases to ensure adherence to budgets.
  • Update and disseminate project schedules and manpower needs with input from field managers.
  • Submit specifications and documentation of procured equipment to the general contractor, ensuring all parties are informed.
  • Participate in the educational initiatives of MTech University by teaching or preparing classes as necessary.
  • Coordinate all subcontractor drawings, submissions, billing, and insurance documentation.
  • Act as a liaison throughout the project duration.
  • Maintain liaison relationships during the warranty period.
  • Work with field managers to serve as a bridge between operations, sales, and engineering.
  • Fulfill all project management responsibilities related to safety oversight and the promotion of safety standards as outlined in the safety policy.
  • Apply for necessary permits and inspections.
  • Prepare AIA schedules of values.
  • Generate billing forecasts and invoices, and review and approve payments.
  • Prepare, revise, and update financial statements for profit and loss analysis.
  • Coordinate with Project Engineers in documenting and distributing as-built drawings and operation and maintenance manuals.
  • Lead field managers and subcontractors in resolving project-related issues.
  • Facilitate the QA/QC process, ensuring engagement from Field Managers, General Superintendents, and other project team members in generating necessary documentation.
  • Estimate, negotiate, and implement all changes in project scope; communicate all cost and schedule impacts related to change orders with owners, general contractors, and internal personnel.
  • Collect retention and overdue funds.
  • Generate revenue forecasts for assigned projects.
  • Coordinate reviews of building systems and temperature controls prior to construction and assist in resolving identified issues.
  • Coordinate service start-up and temperature controls with field managers and service teams.
  • Collaborate with the Performance Verification and Testing team to ensure the functionality of building systems.
  • Conclude the project by submitting required documentation and maintaining communication with the field.
  • Support the overall quality initiative. Identify and respond to the needs of both internal and external customers consistently.
  • Engage in mentorship programs for Project Engineers.
  • Promote corporate values and culture.
  • Encourage proper utilization of company resources.
  • Regular and predictable attendance is essential to meet the demands of this role.
  • Other responsibilities as assigned.

Qualifications

  • Master's or Associate's degree with a design/build background preferred.
  • Over 10 years of construction management experience at a supervisory level.
  • More than 5 years of experience as the lead project manager on multiple projects valued over $8 million.
  • Must meet driving standards for company vehicle operation.
  • Solid background in commercial HVAC construction project management is essential.
  • Effective communication skills with individuals at various organizational levels.
  • Highly organized with the ability to thrive in a fast-paced environment.
  • Able to work independently with minimal oversight.
  • Proficient in Microsoft Office Suite.
  • Experience with Viewpoint and/or Procore is advantageous.
