Mobile Maintenance Supervisor

Position Overview: The Traveling Maintenance Manager will collaborate with the Community Manager to enhance the net operating income of the property by ensuring the safe upkeep of both the exterior and interior to RPM standards while adhering to budgetary constraints. This role plays a vital part in resident retention through prompt, safe, and efficient repairs.
Travel Requirement: 80% travel is required.
Key Responsibilities:
- Oversee and guarantee the effective maintenance of the property and its grounds, including leading maintenance personnel and cultivating a proficient team of Maintenance Technicians.
- Manage the property's operational budget and obtain competitive estimates for supplies and services.
- Handle purchase orders (POs) and invoices to maintain budgetary control.
- Evaluate and prioritize work orders to ensure timely execution and resident satisfaction, managing the work order process effectively and maintaining accurate records in the software system.
- Ensure the maintenance, cleanliness, and safety of the community, including compliance with fire and safety regulations and supervision of construction initiatives. Reporting employee injuries promptly is also a critical aspect of this role.
- Diagnose and repair various systems, including HVAC, electrical, plumbing, and pool systems, to uphold the property's operational integrity.
- Regularly communicate with the property manager, respond to maintenance emergencies, and follow up with residents to ensure their satisfaction. Maintain detailed records and propose cost-saving measures for consideration.
- Implement preventative maintenance strategies, be available for after-hours emergencies, and ensure adherence to OSHA regulations and safety standards. This includes conducting routine property inspections and maintaining a safe, drug-free workplace.
- Actively mentor and train maintenance team members to improve their skills and knowledge, fostering a highly capable team that delivers efficient and effective maintenance services.
- Possibility of being on-call and working overtime.
Qualifications:
- Minimum of two years of multifamily maintenance experience and/or training.
- High school diploma or GED is preferred.
- At least one year of supervisory experience is preferred.
- EPA certification is required.
- CPO certification is required.
- Proficiency in Microsoft Office Suite and Project Management.
- A valid driver's license is required.
- Flexibility to work a varied schedule, including on-call and overtime as needed.
- Reliable transportation is necessary.
- 80% travel is required.
- Must be able to travel to various locations four days per week, including overnight stays.
