Position Overview: The Traveling Maintenance Manager is responsible for collaborating with the Community Manager to enhance the net operating income of the property by ensuring the safe upkeep of both the interior and exterior to RPM standards while adhering to budgetary constraints. This role plays a vital part in resident retention through prompt, safe, and efficient repairs.

Travel Requirements: 80% travel

Key Responsibilities:

  • Oversee and guarantee the proper maintenance of the property and its grounds, which includes effectively directing maintenance personnel and cultivating a skilled team of Maintenance Technicians.
  • Manage the property's operational budget and obtain competitive quotes for supplies and services.
  • Handle purchase orders (POs) and invoices to maintain cost efficiency.
  • Evaluate and prioritize work orders to ensure timely execution and resident satisfaction, while efficiently managing the work order process and maintaining accurate records in the software system.
  • Ensure the maintenance, cleanliness, and safety of the community, including compliance with fire and safety regulations and supervision of construction projects. Reporting employee injuries promptly is also a critical aspect of this role.
  • Diagnose and repair various systems, including HVAC, electrical, plumbing, and pool systems, to ensure the property operates effectively.
  • Regularly communicate with the property manager, respond to maintenance emergencies, and follow up with residents to ensure their satisfaction. Maintain detailed records and propose cost-saving measures for consideration.
  • Implement preventative maintenance strategies, be available for after-hours emergencies, and ensure adherence to OSHA regulations and safety laws. This includes conducting routine property inspections and maintaining a safe, drug-free workplace.
  • Actively mentor and train maintenance team members to improve their skills and knowledge, fostering a highly competent team capable of delivering efficient and effective maintenance services.
  • Potential for on-call duties and overtime work.

Qualifications:

  • Minimum of two years of experience in multifamily maintenance or related training.
  • High school diploma or GED preferred.
  • At least one year of supervisory experience preferred.
  • EPA certification is required.
  • CPO certification is required.
  • Proficiency in Microsoft Office Suite and Project Management.
  • Valid driver's license is mandatory.
  • Flexibility to work a varied schedule, including on-call and overtime.
  • Reliable transportation is essential.
  • 80% Travel
  • Must be able to travel to various locations four days a week, including overnight stays.
