The Senior Maintenance Supervisor will collaborate closely with the Maintenance Manager, taking on supervisory responsibilities during their absence. This role is crucial in ensuring the overall maintenance and safety of the community, overseeing maintenance personnel, managing work orders, and liaising with service providers to guarantee high-quality repairs. The Supervisor will also assist technicians in resolving issues while fostering a secure and comfortable environment for residents, guests, and staff.
In addition to the outlined responsibilities, the Senior Maintenance Supervisor will perform various tasks as directed by the Maintenance Manager and Facility Director, ensuring that all duties are executed safely and effectively while delivering outstanding customer service during property assessments and repairs.
Key Responsibilities:
- Demonstrate proficiency in computer skills.
- Oversee maintenance staff in the absence of the Facility Director.
- Maintain knowledge of relevant laws and regulations, including EPA and OSHA standards regarding hazardous materials.
- Proactively identify and rectify unsafe conditions on the property.
- Familiarize oneself with utility meter cut-offs and maintenance access points.
- Conduct both basic and advanced HVAC repairs, including preventive maintenance and troubleshooting.
- Perform minor electrical repairs and plumbing tasks as needed.
- Execute carpentry projects, including door fittings and interior/exterior painting.
- Replace damaged components such as glass, fixtures, and appliances.
- Assist with cleaning and maintenance of common areas.
- Respond promptly to work orders and resident inquiries.
- Support make-ready staff to meet operational deadlines.
- Maintain accurate records of maintenance activities.
- Report maintenance issues and resident concerns to management promptly.
- Conduct regular inspections of units and common areas, performing necessary repairs.
- Participate in training sessions as required, adhering to OSHA standards and safety protocols.
- Ensure effective communication with residents, contractors, and property management regarding maintenance services.
- Monitor inventory levels of maintenance supplies and report shortages.
- Perform additional duties as assigned.
Physical Requirements:
- Ability to stand, walk, and sit for extended periods.
- Capable of lifting and carrying up to 30 lbs.
- Ability to climb ladders and navigate stairs.
- Perform tasks requiring bending, kneeling, and crawling.
- Competence in driving vehicles for work-related tasks.
- Engage in computer work as necessary.
Qualifications:
- HVAC certification is preferred.
- Minimum of one year of supervisory experience.
- Three years of experience in maintenance-related fields is preferred.
- Familiarity with relevant codes and regulations.
- Ability to pass background checks and drug screenings.
Education and Training:
- High School Diploma or GED is required.
- Valid Driver's License with a clean driving record.
- Completion of all legally required certifications.
- Successful completion of training provided by the organization.
