Position Overview: The Traveling Maintenance Manager is responsible for collaborating with the Community Manager to enhance the net operating income of the property by ensuring the safe upkeep of both the interior and exterior of the property in accordance with RPM standards, all while adhering to the approved budget constraints. This role plays a crucial part in resident retention by addressing repairs promptly, safely, and efficiently.

Travel Requirements: 80% travel is required.

Key Responsibilities:

  • Oversee and guarantee the proper maintenance of the property and its grounds, including the effective management of maintenance personnel and the development of a proficient team of Maintenance Technicians.
  • Manage the property’s operational budget and obtain competitive quotes for supplies and services.
  • Handle purchase orders (POs) and invoices to maintain cost control.
  • Evaluate and prioritize work orders to ensure timely execution and resident satisfaction, while efficiently managing the work order process and maintaining accurate records in the software system.
  • Ensure the maintenance, cleanliness, and safety of the community, which includes compliance with fire and safety regulations and supervision of construction initiatives. Prompt reporting of employee injuries is also a critical aspect of this role.
  • Diagnose and repair various systems, including HVAC, electrical, plumbing, and pool systems, to uphold the property’s operational functionality.
  • Regularly communicate with the property manager, respond to maintenance emergencies, and follow up with residents to ensure their satisfaction. Maintain detailed records and propose cost-saving measures for consideration.
  • Implement preventative maintenance strategies, be available for after-hours emergencies, and ensure adherence to OSHA regulations and safety laws. This includes conducting routine property inspections and fostering a safe, drug-free workplace.
  • Actively mentor and train maintenance team members to improve their skills and knowledge, cultivating a highly skilled team capable of delivering efficient and effective maintenance services.
  • Potential for on-call duties and overtime work.

Qualifications:

  • Minimum of two years of experience in multifamily maintenance or relevant training.
  • High school diploma or GED is preferred.
  • At least one year of supervisory experience is preferred.
  • EPA certification is mandatory.
  • CPO certification is required.
  • Proficiency in Microsoft Office Suite and Project Management tools.
  • A valid driver's license is required.
  • Flexibility to work a varied schedule, including on-call and overtime availability.
  • Reliable transportation is essential.
  • 80% travel is required.
  • Must be able to travel to various locations four days a week, including overnight stays.
