Job Summary

We are seeking a highly skilled Property Manager to join our team at Bear Property Management Inc. As a key member of our property management team, you will be responsible for overseeing the day-to-day operations of our affordable housing/tax credit program community.

Key Responsibilities
  • Manage all core business processes, including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, selection and recruitment, and team development.
  • Ensure compliance with LIHTC regulations and recertifications.
  • Oversee the maintenance of office and model apartments.
  • Conduct move-in/move-out inspections with residents.
  • Monitor and address delinquencies, tenant retention, and budget.
  • Conduct market surveys and competition shopping.
  • Utilize market information to make strategic decisions for the property's success.
  • Welcoming and showing prospective residents the property.
  • Communicate policy and procedure changes with community team members.
  • Lead regular team meetings to communicate goals, progress, and expectations.
  • Monitor individual team member performance and provide timely feedback.
  • Lead by example in resident communication, leasing, and telephone techniques.
  • Take a hands-on approach to ensure job completion.
  • Follow through on resident problems to satisfactory resolution.
  • Perform on-site new team member orientation.
  • Supervise, train, and lead community team members to achieve operational goals.
  • Maintain relationships with residents, associates, and vendors on a professional level.
Qualifications
  • Extensive knowledge of Section 42 low-income housing tax credit affordable housing programs.
  • Two to four years related experience or equivalent.
  • Familiarity with construction standards and terminology.
  • Excellent written and oral communication skills.
  • Strong organizational, problem-solving, and analytical skills.
  • Ability to manage priorities and workflow.
  • Ability to work independently and as a member of various teams and committees.
  • Proficient in Microsoft Word, Excel, Outlook, and Google Chrome.
  • Proven ability to handle multiple projects and meet deadlines.
  • Strong interpersonal skills.
  • Ability to deal effectively with a diversity of individuals at all organizational levels.
  • Good judgment with the ability to make timely and sound decisions.
  • Creative, flexible, and innovative team player.
  • Ability to direct and recommend cost-effective creative solutions.
  • Ability to work on complex projects with general direction and minimal guidance.
