Purpose

The Senior Manager Facilities will be responsible for the efficient management and operation of the Spartanburg Distribution Center. This includes all tasks in the Corporate Facilities + Services area, such as technical facility management, building-related services, and workplace-related services for employees.

Key Responsibilities
  • Manage the workplaces team to ensure a high service level for all customers across the Spartanburg Distribution Center Campus.
  • Align service levels and costs for Corporate Facilities + Services and provide regular reports to senior management.
  • Lead and further develop the assigned employees and teams.
  • Negotiate, administer, and control all services at the location.
  • Adhere to guidelines and standards of Corporate Property + Services/HQ in Herzogenaurach.
  • Manage resources, including administration, planning, organization, and control of personnel, tasks, timelines, and costs.
  • Plan, organize, and supervise constructional and technical facility management, taking economic aspects into account.
  • Ensure adherence to US statutory safety regulations (e.g. OSHA).
  • Analyze, quality control, and further develop standards and processes.
  • Build relationships with business partners at the site to better understand customer requirements and ensure communication through all hierarchy levels.
  • Plan and implement space/occupancy planning and moves (moves management).
Essential Duties & Responsibilities
  • Functionally and disciplinarily lead and further develop the assigned employees and create an effective work environment.
  • Manage projects, including schedule, quality, and cost control, representation of the owner, and steering of external architects, specialist planners, and other third parties.
  • Design, plan, organize, tender, place, and supervise services and construction work, including scheduling, invoice control, documentation, defect tracking, and warranty management.
  • Ensure a high service level with regard to the maintenance of all technical installations in the highly automated building complex and maintain operational readiness at all times using a structured and preventive maintenance solution.
  • Autonomously plan, organize, and supervise technical and constructional maintenance work, as well as renovation and remodelling work, in coordination with Site Management and specialist colleagues, taking into account different priorities, strategic goals, and relevant regulations.
  • Prepare presentations, decision proposals, price comparisons, cost estimates, and investment requests.
  • Ensure operator's responsibility at the site.
Requisite Education

The ideal candidate will have a university/college degree focusing on civil engineering, electrical engineering, and/or mechanical engineering with additional business management training. At least 7 years' relevant experience in a similar function is required, along with extensive knowledge of all areas of state-of-the-art facility management. Entrepreneurial and business mindset, distinctive analytical, conceptual, and communicative skills, own initiative, and independent work style are essential. Distinctive team orientation and assertiveness, solid MS Office skills, knowledge in the application of CAFM systems, and knowledge of SAP are also required. Competent English language skills are necessary.
