Key Responsibilities:

Oversee the finance division in executing the monthly financial closing processes to guarantee the thoroughness and precision of the client's GAAP financial reporting obligations.

Act as the main liaison for significant client partnerships, including the leads from the central accounting department, real estate finance division, and corporate FP&A group.

Provide expertise on financial matters to asset managers within the client team and to property management leadership at JLL.

Guide all financial operations for the JLL operational team beyond the finance department, which includes property managers and engineers.

Establish and uphold documentation for team protocols and procedures regarding all financial operations.

Acquire a comprehensive understanding of client accounting prerequisites, relay these requirements to property teams and finance personnel, and ensure compliance as dictated by the client.

Examine leases for appropriate lease accounting in line with GAAP and client guidelines. Maintain essential accounting controls within the framework of GAAP, JLL policies, and client regulations. Develop and enforce controls to ensure adherence to client policies by the JLL team.

Lead the biannual client budgeting cycles and periodic reforecasting activities. Manage the annual CAM estimate and reconciliation processes. Supervise cash management practices. Assess funding requests prepared by the finance team for alignment with client policies.

Possess in-depth knowledge of portfolio-wide accounts payable activities. Serve as the team's expert on the client's spending and transaction policy (S&TP) and other expenditure guidelines. Act as a resource for property teams to coordinate procedures, address accounting inquiries, and respond to client questions.

Become proficient in the client's contract stipulations and maintain a solid understanding of significant Main Services Agreements (MSAs). Oversee the initiation of annual purchase orders for recurring contract services.

Contribute to monthly and quarterly business evaluations with the client as part of the leadership team, offering insights on finance team matters and reviewing financial analyses.

Manage the performance and workload of designated finance team members, fostering staff development and succession plans while monitoring performance and training needs.

Supervise the collection and analysis of financial and operational data necessary for specific quarterly Key Performance Indicators (KPI), including Opex and Capex budget accuracy. Support the portfolio director in contributing to other KPIs. Facilitate ad hoc reporting and additional projects as required by management or clients.

Guide the team in achieving accounts receivable objectives and metrics, overseeing the maintenance and investigation of accounts receivable overdue by more than 30 days.

Identify and implement opportunities for process enhancements. Perform any and all other duties and tasks as assigned.

Qualifications: Bachelor's degree in Accounting; CPA (active or retired) preferred. 8-10 years of relevant accounting experience required, with 2-3 years in a senior management role strongly preferred. Experience in property management or real estate is advantageous. Public accounting experience is preferred. Exceptional written and verbal communication skills. Strong problem-solving capabilities. Proficient in Excel and accounting systems, with a preference for property management accounting software such as MRI and Yardi.
