Position Overview:
The Property Operations Manager is tasked with the proactive and effective oversight of property management and team leadership to fulfill the objectives of both the property and the organization.

Key Responsibilities:
- Ensure efficient property operations in alignment with company standards to maximize return on investment (ROI) for property owners.
- Manage vacancy rates to maintain optimal occupancy levels.
- Oversee the rent collection process to achieve high collection rates.
- Execute responsibilities to meet occupancy targets set by the company and community.
- Ensure compliance with purchasing guidelines, budget management, and project bidding.
- Supervise property staff, providing ongoing training, motivation, performance evaluations, and necessary coaching.
- Guarantee that all employees receive comprehensive training on company policies, legal compliance, and safety protocols.
- Prepare and verify payroll and timecard reports, ensuring accuracy in staff timesheets.
- Manage office operations, including leasing and marketing activities.
- Implement effective sales techniques and methods in accordance with company standards.
- Prepare and oversee the timely completion of management and accounting reports, including bank deposits and delinquency reports.
- Plan and participate in resident retention initiatives.
- Maintain a thorough understanding of property management practices to ensure effective implementation of strategies and timely reporting.
- Oversee maintenance operations through collaboration with the Maintenance Supervisor and staff.
- Conduct regular inspections of the property to ensure compliance with company standards.
- Promote a safe working environment for residents and staff, adhering to legal and company guidelines.
- Communicate effectively to ensure property goals are met.
- Engage with residents to address any concerns related to occupancy and rent.
- Maintain regular communication with the Head of Operations and business partners regarding property performance.
- Model exceptional customer service and ensure all staff exhibit a courteous demeanor towards residents and visitors.
- Review service requests daily to ensure timely completion.
- Foster a strong team environment and adhere to company policies and best practices.
- Perform additional duties as assigned.

Qualifications:
- High school diploma or equivalent required; higher education preferred.
- Minimum of 3 years of relevant property management experience required.
- CAM (Certified Apartment Manager) certification preferred.
- Strong interpersonal communication skills with the ability to lead a team.
- Excellent verbal and written communication abilities.
- Proficient in professional-level math skills for financial calculations.
- Ability to analyze and generate financial reports.
- Comprehensive understanding of marketing strategies and budgeting.
- Capable of multitasking and meeting deadlines in a team-oriented environment.
- Must be able to conduct property tours with prospective residents.
- Flexible schedule required, including potential weekend shifts.
- Proficient in standard office equipment and software, including MS Office Suite.
- Experience with property management software is essential.
- Reliable transportation is necessary for conducting market surveys and other job-related tasks.

Working Hours:
- 40 hours per week, with a variable schedule that may include weekend shifts.
- 30-minute meal break.
- Overtime as required.
