Position Title: Neighborhood Sales Manager

FLSA Status: Salaried Exempt

Position Summary:

Take full responsibility for achieving or surpassing sales and closing targets monthly while adhering to specified profit margins.

Key Responsibilities:

  • Sales Engagement: Welcome all visitors to the model with enthusiasm and build rapport. Utilize open-ended questions to uncover customer needs and desires.
  • Model Demonstrations: Showcase how our homes fulfill customer requirements through engaging demonstrations.
  • Contract Management: Organize and expedite all contract-related paperwork, ensuring necessary approvals are obtained.
  • Prospect Follow-Up: Implement a systematic approach to organize prospect registration cards for timely follow-up, utilizing both phone and written communication.
  • Realtor Relations: Maintain thorough documentation of realtor interactions and conduct regular visits, submitting monthly activity reports.
  • Self-Prospecting: Regularly review old prospect cards and seek referrals from past customers.
  • Customer Service: Set clear expectations for customers throughout the sales process and assist with option selections and change orders.
  • Market Awareness: Stay informed about competitor offerings and maintain a detailed competition notebook.
  • Community Management: Ensure the sales center is well-maintained and operational during business hours.
  • Reporting: Prepare and submit weekly and monthly reports on sales activities and customer interactions.

Qualifications:

  • Education: High school diploma required; college degree preferred.
  • Experience: 3-5 years in sales or marketing, with a strong preference for new home sales experience.
  • Skills: Proficient in computer applications, with strong communication and organizational abilities.

Compensation: The estimated annual compensation for this role ranges from $150,000 to $200,000, including a base salary and commission structure.
