Job Description

The Director of New Home Sales will lead our sales and marketing team to achieve exceptional results. This role is responsible for recruiting, coaching, and training the sales team on sales conversion and maintaining sales through closing.

This position will focus on strategizing execution for each new land position, delivering on financial goals, and leading the sales organization to meet Company-wide initiatives. Experience in leading sales and marketing strategies in a virtual or electronic commerce environment is crucial for success.

  • Recruit high performing sales talent, balancing individual strengths and Division goals.
  • Lead regular sales meetings that are both motivating and informative.
  • Coach and train on the sales process.
  • Ensure team has adequate training on technology tools for success.
  • Work with leadership to establish annual marketing, sales, and closing goals.
  • Develop professional growth objectives for sales and marketing team members.
  • Meet with sales and marketing team members to execute goals and marketing strategy.
  • Monitor and track call performance, answer rates, ring time, and calls per team member.
  • Performance manage sales team members.
  • Collaborate with the Vice President of Sales & Marketing on achieving closing goals and customer satisfaction results.
  • Monitor gross margin actuals vs. goal.
  • Establish sales and marketing overhead budget and track results monthly.
  • Identify opportunities for continuous improvement.
  • Utilize CRM Dashboards to review weekly traffic, follow-up actions achieved and planned.
  • Strategize and implement traffic goals to drive conversion success.
  • Stay current with market trends, including product features, pricing, land acquisition hotspots, mortgage market changes, and shifts in the target buyer profile.
