About the Role

The Maintenance Director is responsible for overseeing the maintenance operations of a residential community, ensuring that company standards of quality workmanship and customer service are met. This includes managing a team of maintenance technicians and roads and grounds crew, as well as overseeing daily operations, financial reporting, inventory control, and procurement.

Key Responsibilities
  • Direct the grounds and landscaping employees and activities to maintain an assigned property to meet company curb appeal standards
  • Oversee the performance and quality of work for maintenance technicians in a variety of general maintenance duties, including plumbing, electrical, HVAC, and carpentry
  • Train and supervise new maintenance employees in safety protocols and procedures
  • Organize and distribute work orders to ensure timely completion and quality of work
  • Manage maintenance supplies procurement and maintain OSHA logs
  • Ensure compliance with company standards and regulatory requirements
Requirements
  • High School Diploma or GED required
  • College courses or technical school training in a relevant trade preferred
  • Minimum of three years of property management experience
  • Minimum of one year of supervisor experience
  • Knowledge of OSHA regulations and safety protocols
  • Strong interpersonal and communication skills
  • Experience with property management software preferred
Working Conditions

The Maintenance Director will work in a maintenance/machinery environment within a residential property, interacting with staff members, vendors, and residents. The position requires the ability to lift and move equipment and supplies, and to work in a fast-paced environment.
