Key Responsibilities:

  • Manage and coordinate maintenance schedules for the community.
  • Assess and prioritize service requests and prepare apartments for new occupants.
  • Collaborate closely with the Property Manager to ensure timely communication regarding apartment readiness.
  • Monitor the performance of maintenance staff and provide guidance as needed.
  • Oversee repairs, replacements, and necessary updates to ensure apartments are move-in ready.
  • Ensure thorough cleaning of apartments before and after maintenance activities.
  • Conduct regular inspections of equipment and suggest necessary repairs or replacements.
  • Provide training to maintenance staff to enhance their skills and knowledge.
  • Respond to service requests for occupied units promptly.
  • Conduct safety audits of the property on a regular basis.
  • Manage the maintenance budget and order supplies as needed.
  • Assist the Property Manager in preparing the budget for the upcoming fiscal year.
  • Perform additional duties as assigned.

Qualifications:

  • 3 to 5 years of experience in property maintenance or a related field is essential.
  • Proficiency in troubleshooting and repairing various systems, including plumbing, electrical, HVAC, and appliances.
  • Possession of an EPA Type II or EPA Universal license is advantageous.
  • A valid driver's license is mandatory.
  • Availability for a rotating on-call schedule for emergencies is required.
  • A High School Diploma or GED is necessary.

Compensation and Benefits:

  • Hourly compensation ranges from $28 to $32, commensurate with experience.
