Maintenance Director

About the Role
We are seeking a highly skilled and experienced Maintenance Manager to join our team at Levco Management LLC. As a key member of our operations team, you will be responsible for providing leadership and direction to our maintenance staff, ensuring the highest quality customer service to our residents, and maintaining a safe working environment.
Key Responsibilities
- Supervise and lead a team of maintenance staff to ensure timely completion of work orders and maintenance projects.
- Develop and manage capital improvement budgets to ensure efficient use of resources.
- Project manage capital improvements at the property level, ensuring compliance with company standards and regulations.
- Provide exceptional customer service to residents, responding to their maintenance requests in a timely and professional manner.
- Ensure quality of maintenance and turnover work, conducting regular inspections to ensure compliance with company standards.
- Bid, schedule, and supervise contracted work, ensuring compliance with company policies and procedures.
- Schedule and manage apartment-make-ready work, ensuring timely completion and high-quality results.
- Schedule and perform preventative maintenance programs, ensuring the longevity and efficiency of our equipment and systems.
- Conduct thorough inspections of work performed at the properties, identifying areas for improvement and implementing corrective actions.
- Perform departmental Safety Inspections twice per week, ensuring compliance with company safety policies and procedures.
Requirements
- Minimum 5 years' experience as an apartment maintenance supervisor.
- Minimum 2 years' experience at a 400+ unit property.
- Prior experience with multiple or large apartment properties preferred.
- Strong management and leadership skills, with the ability to hire, lead, and manage team members.
- Strong HVAC skills, including installation and troubleshooting/repair.
- EPA Universal certification required.
- Valid Driver's License and reliable transportation required.
- General plumbing and electrical skills.
- General apartment maintenance skills, including drywall, appliances, etc.
- Ability to lift at least 50 lbs regularly without assistance.
- Ability to perform tasks described without seeking outside contractor assistance.
- Successful candidates must be able to pass a background check.
