Job Overview

Turner & Townsend is seeking an experienced Senior Cost Manager to join our Nashville area team. This is an excellent opportunity to advance your career with a great team, and work with well-known, prestigious clients on a diverse portfolio of commercial construction projects.

Key Responsibilities
  • Take ownership of the overall commercial status of a project, serving as the first point of contact for reporting.
  • Ensure accurate and timely cost reporting at a project and portfolio level, providing regular updates to the client on overall cost position, risk, and cash flow variances.
  • Manage the change process, negotiating change orders throughout the project lifecycle.
  • Communicate effectively with various stakeholders, including general contractors, owners' representatives, and external parties.
  • Extract data from multiple sources, transforming it to fit operational needs to aid the project and portfolio.
  • Participate in post-contract cost variances and change control processes.
  • Manage cost impact and contingency management, as well as commitment tracking logs.
  • Prepare funding data presentations and coordinate value engineering sessions with stakeholders.
Pre-Contract Responsibilities
  • Provide commercial input to design optioneering and value engineering exercises.
  • Review contractor and subcontractor pricing, leading negotiations on behalf of the client to drive fair contract prices.
  • Complete procurement and bid comparison sheets, as well as recommendations for approval.
  • Prepare funding requests.
Post-Contract Responsibilities
  • Take ownership of overall commercial and change management activities throughout the project lifecycle, including forecasting and ensuring accurate cash flow reporting.
  • Ensure effective management of post-contract cost variances and change control processes.
  • Implement required commercial processes and procedures agreed between Turner & Townsend and our clients, aiding in continuous development and improvement of these systems.
  • Manage cost auditing and valuation work, ensuring a robust process for cost validation is in place.
  • Produce monthly cost and overall project status reports for presentation to the client.
  • Ensure timely negotiation and agreement of final accounts, providing maximum value to the Client.
  • Aid in the compilation of as-built cost estimate records for benchmarking purposes.
  • Work with stakeholders to follow correct project close-out procedures.
Requirements
  • Experience working in a construction cost management role within the construction industry.
  • College and/or post-graduate degree in construction management, cost management, quantity surveying, engineering, or a field related to construction.
  • RICS accredited or working towards is valuable, but not required.
  • Hybrid In-Office and Onsite working is required.
  • Experience leading cost and commercial management teams on medium or large-sized construction projects of medium to high complexity in the investor developer, corporate occupier, data center, and infrastructure space.
  • Strong knowledge of construction industry legal and technical matters, such as different procurement routes and contract types.
