- Develop thorough cost evaluations for commercial construction projects, encompassing labor, materials, and time estimations.
- Examine project documentation, including plans and specifications, to formulate detailed bid proposals.
- Engage with architects, engineers, and subcontractors to collect and confirm project details.
- Conduct on-site assessments to gather data on labor, materials, and other cost-related factors.
- Identify and assess cost components, such as labor hours, material costs, and production timelines.
- Establish and nurture relationships with suppliers and subcontractors to secure competitive pricing.
- Review and analyze bids from subcontractors and suppliers for precision and thoroughness.
- Prepare and deliver bid proposals to clients while negotiating contract terms.
- Monitor and evaluate project expenses to ensure alignment with initial estimates.
- Assist in the creation and upkeep of estimating databases and software applications.
Qualifications:
- A Bachelor's degree in Construction Management, Engineering, or a related discipline is preferred.
- A minimum of 5 years of experience in construction cost analysis, specifically with commercial and multifamily projects valued between $5 million and $20 million.
- Proficient in utilizing estimating software and tools (e.g., ProEst, Bluebeam, PlanSwift, etc.).
- Strong grasp of construction techniques, materials, and regulatory standards.
- Exceptional analytical and mathematical abilities.
- Capability to interpret architectural and engineering drawings and specifications.
- Strong negotiation and communication skills.
- Able to work independently and collaboratively in a dynamic environment.
- Excellent organizational skills and attention to detail.
