POSITION SUMMARY

The Leasing Associate plays a crucial role in maintaining the occupancy levels of the property. This position is responsible for managing the pipeline of potential residents, from initial inquiries through to the application and lease signing process.

The ideal candidate will possess relevant experience, be ready to take on challenges, demonstrate exceptional customer service skills, and be motivated by the pursuit of goals and their successful attainment.

ESSENTIAL FUNCTIONS

  • Conducts property tours and move-in inspections for prospective residents.
  • Ensures units are prepared for new occupants.
  • Maintains waitlists in line with the tenant selection plan.
  • Verifies application and certification accuracy in collaboration with the compliance associate.
  • Facilitates and oversees all lease signings for new residents.
  • Ensures all files comply with HUD, CHFA, and investor regulations and guidelines.
  • Aims to maintain property occupancy rates at 95% or higher.
  • Performs additional duties as assigned.

WORK ENVIRONMENT AND PHYSICAL DEMANDS

  • Ability to effectively carry out job responsibilities with minimal oversight.
  • Strong verbal communication skills to convey information clearly.
  • Adherence to Archway's COVID-19 protocols.
  • Regularly tours and inspects property grounds and units.

QUALIFICATIONS

A. Experience:

  • A minimum of two years in leasing or property management, with professional training as a potential substitute for experience.
  • Familiarity with HUD, LIHTC, and other affordable housing programs.
  • Experience using OneSite or similar property management software.

B. Personal Characteristics:

  • Ability to meet deadlines and work independently with minimal supervision.
  • Exceptional communication and sales skills are essential.
  • Bilingual proficiency in Spanish is advantageous.

COMPENSATION

The compensation for this position ranges from $22 to $24 per hour, depending on experience and skill set.

Archway offers a comprehensive benefits package, including:

  • Health and dental insurance, with the company covering up to 80% of costs based on the selected plan.
  • Fully paid vision, short-term and long-term disability insurance, and basic life/AD&D coverage.
  • A 401k retirement plan with a 3% non-elective contribution based on the employee's eligible annual pay.
