Position Overview:
The Building Engineer is responsible for performing operational duties under the guidance of the Property Manager and Chief Engineer, showcasing exemplary customer service and facility enhancement. This role involves maintaining the integrity of all building systems and ensuring efficient operations.

Key Responsibilities:

  • Oversee daily operations and maintenance of plumbing, electrical, HVAC, and general maintenance needs of buildings.
  • Respond promptly to emergency situations, including fire, evacuation, and equipment failures.
  • Address customer service requests, delegating tasks as necessary.
  • Conduct daily inspections of grounds, lighting, and mechanical areas, identifying deficiencies and implementing corrective actions.
  • Perform scheduled site inspections focusing on alarm, safety, fire extinguisher, and HVAC equipment.
  • Maintain compliance with building certificates for elevators, boilers, and fire/life safety documents.
  • Act as a liaison between management, tenants, and staff.
  • Assist in monitoring tenant build-out projects.
  • Coordinate maintenance efforts with external contractors and technicians.
  • Adhere to all applicable codes, regulations, and company directives related to building operations.
  • Keep management informed of current building operations.
  • Participate in scheduled Emergency On-Call rotations.

Qualifications:
Education and Experience:

  • High School diploma or GED; some college education is a plus.
  • Minimum of 5 years of relevant experience in commercial property management.
  • CFC certification is required.
  • Possession of appropriate licenses as required by jurisdiction, such as Journeyman or Master Electrician License or HVAC Certificates of Training.
  • Completion of an apprenticeship program or trade school is preferred.
  • Valid driver's license with a good driving record.

Knowledge and Skills:

  • General handyman experience with building systems.
  • Familiarity with VAV systems, chillers, cooling towers, and air handling units.
  • Strong problem-solving and analytical skills; dependable with excellent time management.
  • Ability to work effectively with employees, tenants, and vendors at all levels.
  • Strong oral and written communication skills.
  • Detail-oriented with the ability to manage multiple projects simultaneously.
  • Willingness to work extended hours during emergencies, including on-call duties.

Physical Requirements:

  • Ability to perform ordinary ambulatory skills to visit various locations.
  • Capacity to lift and manipulate equipment weighing up to 50 lbs.
  • Regular movement between departments and properties, both indoors and outdoors.
