Position Overview

The Superintendent plays a critical role in overseeing and coordinating all aspects of field operations conducted by subcontractors and vendors in the construction of high-density residential and mixed-use developments. This position reports directly to the General Superintendent or Vice President of Construction and collaborates closely with the Project Manager and other team members to ensure projects are completed safely, on time, and to the highest quality standards.

Key Responsibilities

  • Lead and manage the activities of Assistant Superintendents, Punch Carpenters, and Laborers.
  • Establish and maintain effective relationships with building officials and inspectors, ensuring all necessary inspections and testing are scheduled.
  • Identify potential project risks and provide recommendations to the Project Manager regarding safety, subcontractor issues, site conditions, logistics, scheduling, change orders, and document discrepancies.
  • Oversee the work of all subcontractors and MCRT personnel to ensure compliance with project specifications and quality standards.
  • Review and approve subcontractor and vendor payment requests prior to final billing processing.
  • Issue notices to underperforming subcontractors and, when necessary, initiate termination and replacement processes.
  • Prepare punch lists and ensure all related tasks are completed before inspections and product acceptance.
  • Conduct inspections of subcontractor work to verify adherence to contractual obligations and company quality benchmarks.
  • Develop, maintain, and update project schedules in relation to ongoing work and project completion.
  • Disseminate schedule updates to subcontractors and vendors, ensuring timely task completion.
  • Facilitate weekly safety and subcontractor meetings, maintaining accurate records of discussions.
  • Perform additional duties as assigned.

Qualifications

  • A Bachelor's Degree in Construction Management, Engineering, Architecture, or a related field is preferred. A minimum of five years of experience as a superintendent may substitute for the degree requirement.
  • At least three years of experience in the multi-family construction sector is essential.

Skills and Knowledge

  • Proficient in using personal computers with a solid understanding of Microsoft Project, Word, and Excel. Familiarity with Procore and Textura is advantageous.
  • Strong verbal and written communication skills in English.
  • Comprehensive knowledge of construction processes, building codes, and trade practices.
  • Awareness of federal, state, and local regulations regarding accessibility, fair housing, and environmental standards.
  • Exceptional customer service and interpersonal abilities.
  • Excellent organizational and time management skills.
