POSITION OVERVIEW

The primary duty of the Resident Services Staff position is to monitor and greet Residents and Guests while patrolling the property by golf cart and on foot. This role involves responding to emergencies and relaying information to on-call maintenance personnel, management, or emergency services.

This position is distinct from that of a security guard.

In this capacity, the individual should foster a positive relationship with colleagues and residents, ensuring thorough communication with the RSS Supervisor and Executive Director.

The Resident Services Staff should exhibit a proactive and positive demeanor while fulfilling the responsibilities outlined below.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
Work autonomously and communicate effectively with Residents, Guests, Vendors, and other Staff in both emergency and non-emergency situations.

The employee must demonstrate strong communication skills and tact when addressing individuals who may not be following the property's regulations.

Regularly circulate throughout the property, including clubhouses, pools, and laundry facilities, by foot and golf cart to:
- Ensure facilities are being utilized appropriately
- Report any rule infractions
- Manage traffic flow
- Address Residents' nuisance calls
- Respond to Resident inquiries and concerns
- Inform Residents of emergency situations
- Inspect and report non-functioning exterior lights
- Deliver notices from Management to Residents
- Assist delivery trucks and moving vans
- Provide access to authorized contractors and inspectors
- Identify suspicious activities and secure entry points
- Manage disturbances and disruptive behavior, involving authorities when necessary.
- Be prepared to navigate stairs and walk the property as needed.
- Operate a golf cart during day and night shifts.
- Maintain good night vision to observe activities in low light conditions.

Greet incoming vehicles at the Entrance Pavilion, logging non-Resident vehicles, directing visitors and delivery personnel, and guiding emergency responders.

Accurately describe vehicles and suspect activities for Incident Reports.

Provide apartment access to Residents with proper identification.

Report any unusual activities to the RSS Supervisor or directly to the Executive Director if the Supervisor is unavailable.

Promote a positive rapport with Residents and Staff.

Respond to emergency incidents, including fire alarms and accidents, conducting preliminary investigations; notify emergency services if not already contacted; document information accurately, both in writing and with photographic evidence.

Secure the tennis court, basketball court, maintenance building, restrooms, and pools at dusk.
Ability to operate water valves for apartments and buildings.
Report Residents without parking permits to the Leasing Office.
Collect any litter found on the property using a grabber tool.
Enforce parking regulations and issue Parking Violation Notices as necessary.
Perform additional tasks as directed by the RSS Supervisor and/or Executive Director.
Adhere to safe workplace practices to prevent injuries.

KNOWLEDGE, SKILL AND ABILITIES
Able to work 2 PM - 10 PM (32 hours - Off Tuesday/Wednesday/Thursday)
Flexibility in scheduling is required to cover 24/7 operations
Ability to address resident concerns while maintaining a friendly and professional demeanor
Proficient in professional writing and communication
Demonstrate sound decision-making skills
Exhibit teamwork by assisting colleagues
Adapt communication style to suit various audiences
Must possess a valid Driver's License

While performing the duties of this job, the employee is continually required to:

Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard duties.

Frequently required to climb stairs, walk, talk, hear, and drive a golf cart while on the property.
Occasionally lift and/or move up to 40 lbs.
Frequently use common office equipment, telephone, computer, keyboard, mouse, two-way radio, and a variety of different keys.

POSITION SPECIFICS & BENEFITS
96 hours of PTO accrued each year for the first two years of service
136 hours of PTO each year after two years and above
176 hours of PTO accrued each year after seven years of service
