Position Summary: The Maintenance Technician plays a crucial role in preserving and enhancing the value of our properties, focusing on preventative maintenance, capital improvements, and repair tasks. A successful candidate will deliver outstanding customer service to residents, take pride in their work, and recognize the importance of their role in maintaining the property’s reputation.

Property Overview: Our community is a distinctive housing complex designed specifically for students, featuring a total of 228 units and 696 beds.

Compensation: The salary range for this role is $17-19 per hour, commensurate with experience and skills, along with potential bonuses.

Key Responsibilities:

  • Embody and promote Tailwind Group's core values: Entrepreneurial, Versatile, Responsive, Innovative, and Integrity.
  • Inspect residential sites, building locations, and common areas to ensure exceptional curb appeal and cleanliness.
  • Manage and track open work orders to guarantee timely completion and adherence to company standards.
  • Provide exemplary customer service during interactions with residents, prospects, vendors, and community members.
  • Solicit bids, negotiate contracts, and oversee the work of independent contractors to ensure quality outcomes.
  • Address after-hours emergency situations as needed.
  • Analyze maintenance trends and develop a preventative maintenance strategy to reduce costs.
  • Assist in organizing and maintaining the inventory of company vehicles, tools, and equipment.
  • Support annual unit turnover and facilitate move-in/move-out processes.

Qualifications:

  • Minimum of one year of experience in building maintenance; experience in student housing is advantageous.
  • Proficient in HVAC and appliance repair.

Knowledge, Skills, and Abilities:

  • Familiarity with pool service and maintenance is essential; willingness to become a Certified Pool Operator is preferred.
  • Exhibit a high degree of integrity and professionalism.
  • Strong administrative, organizational, and communication skills are necessary.
  • Self-motivated and capable of thriving in a team-oriented environment.
  • Ability to lift up to 50 lbs and stand or bend for extended periods in various environmental conditions.
  • Ability to work independently and manage tasks effectively.
  • Experience with Entrata software is a plus.
