Job Title: Maintenance Specialist

About the Role:

We are seeking a highly skilled and experienced Maintenance Specialist to join our team at Dancing Bear Residences. As a key member of our maintenance team, you will be responsible for ensuring the smooth operation of our residences, common areas, and back-of-house facilities.

Key Responsibilities:

  1. Respond to maintenance requests in a timely and efficient manner, both written and verbal.
  2. Maintain and update an ongoing projects list to ensure effective task management.
  3. Perform regular inspections and maintenance of residences, common areas, and back-of-house facilities to ensure they are safe and in good working order.
  4. Conduct regular safety checks on DBA vehicles and equipment to ensure they are in good working condition.
  5. Establish and maintain records for daily, weekly, and monthly inspections of critical systems, including boiler room, HVAC, fire alarm, and elevator equipment.
  6. Ensure a professional appearance at all times, wearing the required uniform and nametag.
  7. Check out and carry a two-way radio and keep the front desk informed of your location.
  8. Perform preventative maintenance tasks as needed, including touch-ups, light bulb replacements, and other tasks to maintain the overall appearance and functionality of our residences and common areas.
  9. Conduct regular common area inspections to identify and address any potential hazards or issues.
  10. Maintain accurate records of chemical levels and temperatures in spas.
  11. Perform regular common area tours to identify and address any potential hazards or issues, and to ensure compliance with safety regulations.
  12. Assist with landscaping and grounds maintenance, including snow removal, as needed.
  13. Observe and comply with all safety rules and procedures, including OSHA requirements.
  14. Respond to after-hours emergencies as required.

Secondary Responsibilities:

  1. Supervise co-workers in the absence of the Maintenance Supervisor.
  2. Assist Bell staff with luggage transport and airport transfers as needed.
  3. Assist with snow removal as needed.
  4. Support the Housekeeping department with specific tasks as needed.
  5. Perform regular vacuum inspections and repairs.
  6. Ensure the security of tools, supplies, and Dancing Bear property.
  7. Maintain an inventory of parts and equipment for frequently repaired or replaced items.
  8. Maintain an inventory list of supplies needed during periodic trips to hardware suppliers.
  9. Be familiar with club policies and member interest information.
  10. Be familiar with parking and driving regulations in town and at the airport.
  11. Maintain effective communication with all departments and with the front desk when on call.
  12. Perform other duties as assigned.

Work Environment:

  1. Heavy lifting associated with furniture and luggage movement.
  2. Driving DBA vehicles in varying weather conditions, including snow, ice, and rain.
  3. Mobility around the hotel, town, and to the airport.
  4. Outdoor work in varying weather conditions, including rain and snow.

Tools and Equipment:

  1. DBA vehicles.
  2. Maintenance power and hand tools.
  3. Snow shovel, radio, pager, and keys.
  4. Clean and organized maintenance shop.
  5. Paint, stain, solvents, and other hazardous chemicals.

Qualifications:

  1. Previous maintenance and/or building experience, including electrical, plumbing, HVAC, general carpentry, and landscaping.
  2. Ability to communicate verbally and in writing in English with members, guests, and co-workers.
  3. Strong back and physical condition, able to work with hands, and lift up to 50 lbs. safely on a regular basis.
  4. Valid Colorado driver's license.
  5. CPO license required (must obtain within the first six months of employment if not already licensed).
  6. Ability to prioritize, be organized, and pay attention to detail.
  7. Ability to work well with others.
  8. Ability to work various hours and schedules.
  9. Cheerful, cooperative attitude, willingness to help others and other departments.
  10. Ability to remain calm and productive in emergency situations.
