We are seeking to recruit a Real Estate Asset Management Specialist who plays a crucial role in the Company's expansion. This position involves assisting the Asset Manager in developing and executing strategies for a designated portfolio of properties, contributing to the enhancement of the asset management framework.

This role requires on-site presence in our Seattle office. Become a vital part of Bridge33's dynamic and growing team.

ESSENTIAL RESPONSIBILITIES


Assist the Asset Manager in maximizing the asset's lifecycle returns through comprehensive asset management and a continuous focus on value enhancement.


Oversee the creation of data and analysis related to asset-level cash flow models, budgets, existing net operating income (NOI), property valuations, lease evaluations, hold/sell assessments, and various ad-hoc financial analyses for your assigned assets.


Support the Asset Manager in developing and implementing both short-term and long-term asset strategies while aligning with the broader strategic goals of the organization.

Present recommendations and performance metrics to senior management and relevant stakeholders in a professional manner.


Daily tasks include aiding the Asset Management team in managing asset-level cash flows, providing financial insights for decision-making, onboarding new properties, and overseeing the business plan.

Prepare quarterly reports for senior management and collaborate with the internal Investments team for asset disposition.

Assist the Asset Management team in identifying projects at risk and proposing corrective measures to senior management.

Perform additional related duties as assigned.

QUALIFICATIONS:


2-4 years of experience in commercial real estate asset management or equivalent experience in the retail sector, with the ability to evaluate the physical condition of properties, their marketability, and management.

Experience with retail properties is highly preferred.

  • Proficient in advanced Excel modeling for financials and cash flows.
Understanding of commercial real estate cash flows, equity, debt, and return drivers.


Demonstrated capability to work independently, take initiative, prioritize tasks, follow through on assignments, adapt to changing conditions, and make recommendations supported by analysis.

Strong problem-solving abilities, especially in ambiguous situations.

Adept at presenting data-driven analyses to management.


Self-motivated with a collaborative working style, a strong work ethic, and a proactive attitude.

Experience in managing third-party relationships, including attorneys, brokers, tenants, vendors, contractors, consultants, appraisers, etc.

The annual base salary for this position ranges from $81,191 to $123,000, with eligibility for an annual discretionary bonus based on individual and company performance.
