Bridge33 Capital is an expanding, vertically integrated private equity firm specializing in open-air retail real estate. The firm has recently achieved a significant milestone by raising $458 million for its latest opportunistic fund.

We are seeking an Asset Management Specialist who will play a crucial role in the growth of the company. This individual will assist the Asset Manager in developing and executing strategies for a designated portfolio of properties, contributing to the enhancement of our asset management framework. This role requires on-site presence in our Seattle office, where you will be a vital part of Bridge33's dynamic and expanding team.

KEY RESPONSIBILITIES

  • Assist the Asset Manager in driving the asset's complete lifecycle returns through comprehensive asset management and a relentless focus on value enhancement.
  • Manage the creation of data and perform analyses of asset-level cash flow models, budgets, existing NOI, valuations, lease assessments, hold/sell evaluations, and various other financial analyses.
  • Support the Asset Manager in crafting and implementing both short-term and long-term asset strategies that align with the company's broader objectives. Present findings and performance metrics to senior management and relevant stakeholders in a professional manner.
  • Daily tasks include aiding the Asset Management team in managing asset-level cash flows, providing financial insights for decision-making, onboarding new properties, and overseeing business plans.
  • Prepare quarterly reports for senior management and collaborate with the internal Investments team on asset disposals.
  • Assist the Asset Management team in identifying projects at risk and proposing solutions to senior management.
  • Perform additional related duties as assigned.

QUALIFICATIONS

  • 2-4 years of experience in commercial real estate asset management or a comparable role within the retail sector, with a strong preference for experience with retail assets.

· Proficient in advanced Excel modeling for financials and cash flows.

  • Solid understanding of commercial real estate cash flows, equity, debt, and return drivers.
  • Demonstrated ability to work autonomously, take initiative, prioritize tasks, adapt to changing conditions, and provide recommendations supported by analysis.
  • Strong problem-solving capabilities, especially in ambiguous situations.
  • Skilled in presenting data-driven analyses to management.
  • Self-motivated with a collaborative working style, a strong work ethic, and a proactive attitude.
  • Experience managing relationships with third-party entities such as attorneys, brokers, tenants, vendors, contractors, consultants, and appraisers.
